Have there been major delays with the titles? Our contract says next June 2018, can you please advise how delayed were the earlier stages? We are looking at porter Davis and they have quoted $28k in site costs, our land is very flat with no fill .. what sort of site costs are you guys getting? I was told that stage 2 would be ready by Nov of last year... then it was Feb of 2017... then it was March... then every month that followed they we saying 'next month... next month... next month'. It's been an extremely long and drawn out process. Land still hasn't titled... hopefully it's within the next two weeks though. Be prepared for delays. Hopefully the other stages haven't been as delayed as what we have experienced in stage 2. Good luck with the process. Re: The ivy, Doreen 71Aug 09, 2017 12:43 pm Bel_ Has anyone had land valued recently? I heard in the last release the 14m x 32m lots sold for $291,000! Anyone got an idea what market value is in the area now? We have had valuations off nab, cba and Bankwest last week and although the land has gone up considerably in future stages, it didn't show in the valuation at all. All of the valuations came it at the same sale price of the land. Our broker did warn us that lately they are being very conservative with their valuing. Curious about any details you might have...good or bad Hi Varispe! We're building in stage 6 and just in the process of signing up with Arden. We've been talking with Allan Ashard at the lyndhurst estate and he's be fantastic! Arden are really about making floor plan changes (even with plumbing!!) and in general the standard inclusions (category 1 offerings) are really good (better than other builders). The only thing 'downside' we've come across so far is they don't do fixed site costs. We'd highly recommend them! I think there are some people building with Arden in stage 1 so I wonder how they're finding things... We met Allan today, He seems great. Which floorplan did you end up going with? I'm pretty excited about the promotions they pop up with! We're going with the Sienna 27 with a few changes to the master suite that Allan suggested. So exciting I love the powerwall and hebel inclusions. Good luck! Since Ivy is selling the last release now, they might submit paperwork for all pending releases together which may bring the titles forward? I was out there yesterday and the stage 2 roads were all open (at least we drove in for a nosy because the fences were down) and there was an engineer doing soil tests on one of the Lots. I'd say they must have titled or be just about to!! there are great views from up there on the new roads by the way, you can see all the way to the very end of the estate - well worth a drive up for a look |
