What stage did you purchase in? Just wanted to see if you have any tips on your experience in purchasing the block ie. communications from the sales agent upon signing the contract, are titles running on time to be released or delayed, have you done a soil test and confirmed what the site cost is, do you have to pay a Bushfire Attack Level (BAL) levy? She is also building in the estate! As far as titles go stage 1 was due to to title end of December but has just now titled. It's to be expected with delays over Xmas New Years... Ours is due to title mid April. Yes the estate is in a BAL zone 12.5 our BAL costs are at around $5000 with porter Davis, we sign contracts today so I can let you know the exact amount later on? Has yours titled yet? Hi, ours is due to title mid April. Who are you building with? I'm building with Henley, will hopefully start by the end of April. One of the reasons I went with them was their site costs were $7000 for a 26sq house. PD and Carlisle were both around $18,000. I was a bit put off by some of the negative Henley reviews but they don't offer an incentive of winning an iPad like PD. I know a few people who have built with them and there homes are beautiful. I nearly went with PD but I wasn't impressed with their sales tactics. It may save you thousands in site costs. The advice I got from Carlilse/Porter Davis saved me big $$$. Cheers. agree with 'cant decide', if you have locked down on a builder, get their advise on which block of land, as they will know how much site cost it need, dont worry about the BAL, my block is on the BAL 12.5 when i bought it, now its not anymore when i got the building permit.. The ivy, Doreen 10Mar 05, 2017 8:44 pm My BAL was 12.5 and it would have cost me an extra $3,500 but it was taken off before my land titled. They redraw the BAL map every 6-8 months to take into account growing suburbs. Chances are if your land is 12.5 when you put a deposit on it will be normal by the time you settle. There are exceptions, if your block is close to some parks, grassland or bush it will stay or could even be higher. The next street back may not be affected. From the above yes it is important to look at the easements that are on the land and also speak to some builders if you have side easements as these may have big impacts on the choices of builders and also on the size of the house being constructed. Our place has a side easement which has left us with a choice of very few designs and builders. We have chosen Burbank for our builder and are looking forward to title. Does anyone know if the settlement occurs almost instantly from the title date or there are still 2-3 weeks or so before settlement date from title date. I think they may be running a 3 month delay. Not too far from us ?. Their dates on titles are pretty accurate. Although ours has been pushed out by 2 months from late feb to now mid April. Xmas, wet weather ect it's to be expected but we went for a drive in there last week to see our block and Rhonda said that stage 1 had been sitting in the title office waiting for around 3 weeks... so that isn't something they can control or predict how long it takes. |
