Cos we were told they were the only houses that were fixed, we’re building in the T Range and site cost allowance is 15k but not fixed Yes Eric we went with the easy living so got fixed site costs. From what I’ve heard, we can get the valuations once the compliance is lodged with the council which according to the email is next month so I’m guessing towards the end of the March, We’re block 437, we’re building with Carlisle, who are you building with? Did you get a fixed price for site cost? For Stage 2 they would not allow us access for valuation until the land was released. The Valuer contacted the developer & RPM, both refused entry. Bit stupid considering it was all finished, just waiting on final sign offs. Luckily we had an extension on settlement, otherwise it would have been tight. would recommend discussing an extension with your conveyancer, as 10 days is not long to finalise Finance, valuation, etc. They allowed for Stage 3.. Latest update for stage 3, "Still Awaiting Compliance, expected this week"... Its almost like speaking to a Bot now!!!! Same reply since mid december 2017!!!! We tried to get land valuation done for stage 5 recently. They have said don't contact for valuation before June. Also, has the land value increased significantly since land purchase. Does someone from Ivy sends an email that land valuation can be done now? Nope. We emailed Rhonda asking for an update because our loan was conditional, she said there shouldnt be any issue in getting a valuation. We instructed the bank and they valued it. Also, has the land value increased significantly since land purchase. Depends on the bank. We had 2 valuations. One from ANZ and one from NAB. NAB valued a lot higher than contract price. ANZ at contract price. As such we are going with NAB. We were however told that it sometimes changes where in the bank either values higher when you do the land and then the valuation is lower when you do the build loan as they have to revalue but dont know what the reality is. We are just taking it as it goes. Considering NAB gave us this value now we just said OK!!! We tried to get land valuation done for stage 5 recently. They have said don't contact for valuation before June. Maybe because still lots of work to go for Stage 5 yet. Stage 3 has had roads since December... Not sure what the logic is. Our first broker told us valuation isn't allowed till fencing comes down but hey I can still see fencing for Stage 3 so have no clue how they did what they did!! I can not confirm a date for stage 6 title, it may go behind!!" I feel it is going to be more delay! |
