I'm fairly new to H1 so I've just been lurking around having a read of some of the threads pertaining to the builders I was looking at (PD, Henley, Boutique) but have actually come down to 2 floorplans, one from Granvue (actually, 2 with Granvue, I'm hoping to Frankenstein the two to make a better layout for us. More on that later) and one from MainVue (which as of yesterday, is all falling under the Henley umbrella anyway) I think we are leaning towards Granvue (if they can do all the changes I'm after and pricing) but I cant find much about them on here. One of our best friends is a subbie chippy with them, so that's a plus, but other than that, am finding it hard to get any reviews. Is there somewhere else I should be looking for feedback/reviews? We are building the emerald but we have played around a lot with the floor plan they are very open to that. We went with granvue as they gave us the double deal which we couldn't resist but that isn't the only reason. When you compare granvue with the bigger boys you can't compare what you get for the price. The things others call upgrades are standard with granvue such as stone bench tops throughout whole house, proper sink in laundry not just your standard magnetised door, brick infill around whole house not cement that's just a couple. The massive difference for us was the size of the benches in the kitchen we are getting 1 3.9 metre bench and a 4.1 metre where the stove is. Another huge thing is the space in areas like the pantry, walk in linen massive compared to the rest. We were going to build with mimosa but gave up our deposit we are getting an extra 13 squares of living with granvue not to mention the cupboard space on the kitchen. Mimosa were only going to give us 4 overhead and I think a couple next to oven granvue are giving us 16 just in the overhead and next to oven area not to mention 2 large pot draws on the island bench side. (im curious of the actual measurements of the Emerald) did you select the Emerald before or after the display closed in Melton? That's A LOT of overheads! were they all standard? was the bench sizes all standard also? What area are you building in? I've been playing around with blending the Emerald with the master bedroom and ensuite of the Aspen. But we were planning on extending the Aspen 32 by 500mm wide all the way along the length of the house and adding a meter to the overall length. So the Emerald 29 is already a fair bit smaller than the Aspen, so will need to expand it all quite a bit, but our SC has sent it all off to head office for drawings and quotes. Hoping to hear back ASAP because we need to make a decision (moving in with my in-laws) One thing im so afraid of is the selections at colours. im worried that being a much smaller builder than Henley/MainVue, our choices are going to be much more limited, which im not keen on. the SC has said he'll take us through the showroom to get a feel for the selections etc. so im keen to do that soon also. Friends of ours are building the aspen your doing the right thing by making it wider that living area is a bit cramped we've through all the granvue homes lol. The over heads are standard didn't change anything to be honest. We are building in doreen. The choices are not as much as the big builders but they have a promo on I think it's 15k voucher which you can upgrade with their upgrade prices aren't to bad. Re: Talk to me about Granvue homes 5Jan 20, 2017 5:32 am Yeah I'm hoping our SC can take us through one in construction too. Are you able to post a pic of your kitchen measurements and elevations? I'm keen to see what all that is. We aren't going to go with the Aspen I don't think, if the quote comes back reasonable, we'll have the emerald but with the master bedroom of the Aspen. The aspen just felt too narrow for me. The thing about the promo is, they say they "extended" it, but they actually changed it. You get either site costs OR the $15k voucher, not both anymore. It's a bit of bs, don't say you extended it when you've actually halved the value. We'll go with the free site costs. Re: Talk to me about Granvue homes 7Feb 03, 2017 1:29 pm Wow. I'm glad that there are people building with Granvue too I am building modified Aspen in Craigieburn at the moment and the journey has been enjoyable so far with a few bumpy rides. That's what i have expected anyway no matter whom i am building with. From my experience, GVH is super flexible with floorplan change in addition to a very competitive price and standard inclusion. The front half (garage and master) of my Aspen is flipped as my crossover is on the other side and i want to keep the alfresco as is so it faces northern side. GVH has no issue with this. I also extend the back end (bed 3,4 and rumpus) for half a meter as i want a bigger bedrooms at the back. Again, no issue and the price for extension is much cheaper than the other builder whom i asked for the same extension. Upgrade options / range are not as much as other high volume builder but for us, it is more than sufficient anyway. The only advise is revise the document carefully as they have small team and limited engineering resource in the change request and they might miss an upgrade of the upgrade and double up. Well, TBH, we changed / upgraded a lot and could not make decision at one point and keep asking for upgrading the same thing lol. Anyway, once the issue was raised, they would look into it and provide clarification or correct immediately. I can't provide any details about the construction much as we just started the construction two weeks ago and it has been progressing well. My partner and I have also begun the process with Granvue- we have signed our contracts however won't be building until Sept 2018 as the land doesn't title for a while (we're building in Beveridge). We're building the Viridian 29. I have also begun a blog documenting our experience of building our first house (www.thefirstbuild.com)! So far we are really happy with them, all smooth sailing so far- our building coordinator is great and their communication has been brilliant. Lets hope it continues! Their colours consultant should be able to tell you (or a sales consultant if you’re engaged with one from one of the displays). It would surprise me if they didn’t!
