Browse Forums Building A New House 1 Jan 15, 2017 10:13 pm Hi! We bought a beautiful 2.5 acre block in Perth about 8 months ago and we are really keen to begin starting the building process. We are very excited but also extremely overwhelmed. I am just after a little advice and I am hoping that no question is a stupid question... lol... We have been to countless display homes and we have a pretty good idea of what we are looking for. Unfortunately we haven't really come across anything that we have lived in any of our visits with builders here. Our block is on an incline at the rear of the block and we have front views so we were wanting to utilise them with a farmhouse style house. Anyway, we have taken bits from here and there and come up with our own design (not sure if you could even call it that). I don't even know if we are meant to take it to an architect or a draftsman to draw it up or what the difference even is?! I am petrified that they are going to draw up the house and then we are going to realise that it is WAYYYYYYY over budget and has been a waste of time anyway. Does anyone have any advice or tips? Hi, can i suggest going to see the sales consultant of the floor plan which mostly suits you, explain your ideas and see what modifications they can make to tranform their floor plan into your dream home. Im with Coral and your sales rep will work with you over and over again until its right at not cost or obligation really. The rep should able to tell you a guide price on any changes also. You can also speak with any builder explain to them your idea and get a quote only if you go ahead will they do any actual professional plans. Make sure you are aware of what is and isnt included by each builder who quotes you. Good luck Re: advice for someone with no idea :) 3Jan 17, 2017 11:33 am I always suggest to my clients to keep their own drawings to themselves and when speaking about the design to simply explain the important aspects of the home to the designer. You may want to compile a scrapbook of images of homes you like to demonstate a style. It can be very rewarding to let the professional designer evaluate your ideas and produce a design which can actually exceed your initial expectations rather than them be influenced by your own plans. Make sure that the building budget is discussed at the earliest stage of the process and qualify what is to be included in your budget. There are building companies which can do all of the work for you in-house including design and the building budgets can be established very early on in the process. Re: advice for someone with no idea :) 4Jan 19, 2017 1:51 pm Our home (being built by REDINK on 5 acres) was changed A LOT from a base of a display home we liked, combining that with a range/farm style. Our consultant was able to listen to what we were wanting and after lots of drawings we arrived at where we are at, sited for our building envelope with lovely verandahs. I am happy to send you the details of who we worked with as he was great, very patient and helpful and we discovered that it was going to be far more cost effective for us to get them to build it as it came with some inclusions that would have thrown or tight budget out the window (aircon, stone benches, recessed sliders etc) and now they are offering lots of other incentives . I hate to break it to you, there are insects and… 6 4844 Versaloc is a mortarless besser block system that still needs a properly engineered footing.
