We tried to ask a few questions about the land and the fire rating etc and the solicitor was really rude and told us we aren't giving out that information. If you want it go and get it yourself. I thought the remaining lots were going to be house and land packages with Alkira homes so they must have changed their minds and started selling off the lots. With the BAL rating (bushfire attack level), we are doing our own assessment (you can do this via the RFS website) and then when the house approvals get put through council or CDC, we will be able to determine whether it's consistent with what we have and dispute if necessary. With your lot I would say it's 12.5 or 19 at the most. But I did ask castle haven for that info and the agent was very nice to deal with. I have not spoken to the vendors solicitor at all. Sounds like I should stay away anyway! Did they tell you when the land would be registered? Re: Anyone bought in North Kellyville. They told us they had land on hold for a builder but they didn't want it anymore. Yes, stay clear of their solicitor. Hers not a nice man. Hope that's the case and it stays that way. Only 2 weeks away... Have you got a builder yet? We are yet to sign with a builder but probably will be Wisdom Homes. The build will take at least 6 months longer than some other builders. the build quality wont be the same as per their displays and they'll try and hit you with extra fees/charges due to their own internal delays. We have been waiting for them to finalize our file out of admin since early december and out tender expires at the end of the month. We wont have everything done before then, due to them being short staffed in their colour department(my home central). They are very very deceiving. didn't advise us of delays until the day after our cooling off period had lapsed after we signed the contract. Re: Anyone bought in North Kellyville. We have not yet accepted the tender but if we do, they have to start building by June. The land isn't even registered, it should be by end of jan but surely delays can't be 4 months long? Is it that bad? Where does it get bottle-necked? What house were you going to build and which sales office did you go through? Eg. Ponds, kellyville, etc? We were delayed 4 weeks in booking our selection appointments, and now we've been waiting 2 weeks so far for them to finalize our file with no end in sight. I've requested they either meet the jan 31 tender expiry deadline we have. (We have met all their requirements to date). They won't meet the tender expiry date and basically told us if we don't mutually extend, we'll cop a price rise which is in the vacinity of 10k. After you sign the contract you can't pay the 3k to extend the tender. We also had other issues with drafting earlier on in the process, getting our names wrong, then taking another 2 weeks to correct it. We also had concerns with the bushfire requirements which didn't match the Australian standards. We used the gregory hills sales office, but the sales consultant we went through has since moved on to McDonald jones. Re: Anyone bought in North Kellyville. I am worried because we love the house so much (the display) and don't really like anyone else. but if you say it's not as good quality - how do you know this? Has someone you know built a wisdom home and found its not as good? You have also not started building yet so seems as though you know someone else who's been burnt, ie. Your comment about building 6 months months longer than others? But again, thanks for the feedback. Definitely keep on them and make sure everything is in writing. Kakadu Street?? 17Jan 13, 2015 1:43 pm Also I'd like to add that with a Wisdom display home, you basically need to double the price of the base home price to make it look and feel like the display home, my Mrs found it very alluring. Lucikly I didn't show her Metricons which are the worst for this sort of thing It's not just about the 30k front facade and the 30k rear balcony or Alfresco, all the internal high stained doors, nice windows with shutters, upgraded kitchen, upgraded bathrooms are easily 50-60k over the base price. Then there's the rendering and bag finish all over the house, the colourbond roof at 25 degrees, another 30-40k easy++ I'm already at 200k, fancy tiles, the thick carpet with the thick underlay. could go on and on. The display home as displayed is 700k+ whereas the price on the pricelist is less than 400...
