Browse Forums Building A New House Re: Cascade Q1 - Henley Homes with Mods 61May 24, 2017 8:24 pm Had my Darbecca frame/slab inspection yesterday. So glad I did, 24 issues identified!! Nothing too huge but some that could potentially cause problems in the future. If it wasn't for H1 and reading others experiences I would be flipping my lid. My SS has been pretty good so far hopefully he makes sure everything is rectified before pre plaster. Hopefully bricks will start next week. It would be great to be at lock up before the crap weather sets in. Still undecided as to whether I like my Dune roof it changes so much depending on the light . I don't have a clue of what to look for when it comes to building regs so thought it wise to hire a professional. Most are small/easy fixes but there are a few that could have caused problems down the track. It feels like a big extra but it works out to be less than 1% of build cost. I did pre pour and there were a couple of minor things that were fixed on the spot. The Darbecca inspector got his hands dirty and helped the concreters put in missing seats for the rio. But mostly he was happy. Slab/frame is combined into one inspection, so glad I had this one done. If you get pre plaster they check the things picked up in frame/slab inspection have been fixed for free. The four they recommend as being the most important are pre pour - slab/frame - pre plaster - PCI. I'm definitely getting the first 3 and will probably get them to do PCI with me. If I do all 4 it will cost me just under $2,000, they are honouring the quote they gave me in March last year , their pricing has gone up since then. Went to the block and bumped into my SS he invited me to walk through with him and showed me all of the the items they had rectified. He has been great so far, pity he is moving to plantation in QLD. Bricks have arrived and the brickes will start Monday, he said it should only take a week or so and bricks will be up. Heating rough in was underway as we walked through. Electrical is booked for next week with plaster to follow. As we were leaving the plaster delivery showed up. Things seem to be moving quickly. A little concerned that my sand looks yellow, I paid extra for off white so hopefully it looks okay. Thanks can't decide, just started my own thread last night, called Arden - Votivo 43. Modified, we deleted the rumpus, and added a deck. Not much there yet just a facade photo and some colour inspiration photos but thought I'd like somewhere to track our journey! You have no idea how bad our experience was with the first builder, we lost $7k too but because of your recommendation we had started discussions with Arden so weren't too distressed to pull the pin on the first builder. We were being completely ripped off. We have loved dealing with Arden so far and they have let us make all the changes we wanted to, so feels just like a custom build! I tossed up between the Vienna Q3 and Cascade Q1 for ages, the Cascade won out because of the slightly bigger living areas, alfresco and bedrooms. Which side of Melbourne did you build? Love my truffle bricks but think I might have to go offer the brickies a slab/bottle of whisky to make sure they blend them properly. I really hope the mortar dries off white. The dune roof and grey pebble tender will match nicely.
