Browse Forums Building A New House Re: Building a house in Springfield Rise QLD 21Aug 18, 2017 8:48 pm Hi Guys, I have worked as a soil tester for 12 years, so I thought I might clarify a few things The site classification (M,H2 etc) isn't really affected if there is fill on the site. The soil test is worked out on the full profile 2300mm (in Toowoomba areas) and the soil is tested for shrinking and swelling characteristics. Once the samples are tested then the site classification is calculated based on the depths of the layers and how reactive the soil is. The top 1150mm of soil is called the zone of influence and the soil in this section will have the potential for more surface movement. (eg, the soil closer to the surface will have more movement due to moisture effects). So, if your site has fill on it, that doesn't necessarily mean that it will be a worse classification. Sometimes during the level 1 filling sites can have better (less reactive) soil placed on the blocks which might give them a better classification. The level 1 supervision involves a soil testing company to be onsite during the construction of the blocks, and are there to monitor the material (to ensure no rocks, vegetation or unsuitable fill) is placed with the correct moisture content and compaction. They are not able to monitor the type of material placed (within reason) as this requires a few days of lab testing. This is why the soil tests are only done after the construction of the subdivision to ensure accuracy. There are many variables in the classification of a site, from a buyers perspective there is not really any way to gauge how good or bad a site will be unless the whole subdivision is on a flat paddock. In this case the developer would have the results from the previous stages and if they were good he would use that as a selling point. Hope this helps. We haven't finalised our decision on a house yet and also no builder yet. We want to decide very soon as the land is ready for building.
