The land is only in the very early stages of being cleared. Might see some release later on this year. Only then when the land starts settling, will soil tests start for anyone building. Most of the soil is pretty good around greater Springfield, however that'll depend on how much engineered fill they use to level the blocks in that hilly area. Re: Building a house in Springfield Rise QLD 3Jan 10, 2017 8:42 pm I'm quite sure the first stage registers this month (there may even be soil tester/valuer access already), so hopefully someone who's got their hands on on one of those blocks can report. Drove through there this weekend and a few lots right off Angelica avenue seem quite ready to be built on - utilities in place, land cut/filled and leveled, retaining and fencing in-place. Unless there is excessive engineered fill on a block, I've seen most builders allow for up to an H1 when providing estimates so I think the expectation is for M's and H1's to be the majority. We drove around there last weekend as well and saw some blocks already with retaining walls and fences. It would be interesting to know what's the soil classification in that area. Ours is in stage 3 which doesn't register until June, so a little while away. Nevertheless, curious about the soil! Will update if I hear anything. Currently, I'm still at the stage of getting quotes to get some idea how much building a house really cost. I have been so naive at first, I never thought the prices the builders list in their price list are prices for shoe boxes! ?? We really liked plantation home designs - we took ideas from the Carmelle (the kids retreat and bedrooms/bathroom sort of layout. And somewhat the alfresco) and the Celine (butler pantry from garage) for our custom house plans. What plan are you going with? I'm not sure when our land is ready for soil testing. We're stage 7, so I don't think our land will be ready until about July - and I'm not sure at what point the soil testing happens? We certainly did put a soil testing condition into our land contract. Our land doesn't have much fill though which is pretty great. What size land did you purchase? Ours is 448m² and our house pretty much takes up the entire block - no yard. It sucks how expensive land is these days. Our site cover is 62.49% so we have to apply for a site cover relaxation. Hopefully it's approved otherwise it's back to the drawing board. Our builders say it should be fine - but you never know I suppose. Do you know if it is was because the soil itself had a lot of movement or because there is an excessive amount of fill in your lot? I seem to remember a lot of the lots we looked at in the later stages had huge amounts of fill - some up to 9m high! Just wondering what amount builder has charged you for the site cost? Did it require any piering? I'm no expert, but my understanding is that 1.5m of fill is minimal and will be level 1 compacted anyway so shouldn't be too much of an issue. Whether or not you require piering will most likely depend on the soil type for your block. Unfortunately the soil test can't be done until there is access to the site which is usually only available closer to registration. Some builders give you fixed price contracts ahead of the fact, but in my experience they usually factor in a foundation cost for "slightly worse than the average" soil classification in the general area.
