Which stage did you buy in Voz? I bought in the same stage as you I think - Stage 3? So yours would be in the range 3085 to 3089 I guess? Lot is on Hannaford. Had a deposit on a 10m front lot but realised I could go to 12.5m, decrease to single story and walk away for the same price. So I have a mate of mine behind me both are doing single story. He's with Eden Brae also. Was not too fussed about having double story as the back yard is for my dog only until I get home from work and he gets to hopefully (as long as council dont ban dogs at it) utilise the park opposite us. The plan is to also get the FHOG since the land and single story will fall on 750k and we will tile and carpet after we move in. Esp. your mate with Eden Brae - as I understand their package price in Box Hill is usually above $830K+? Just by removing Carpet & Tiles were you able to bring it down to $750K? Were you able to negotiate on this deal? FHOG counts complete house price, i think you'll need to include external quotes for flooring. Please verify with your conveyancer/ solicitor on this. Gives us some upgrades but the stuff we can add easily later were delayed so in total 749k. Was not a house and land package (They are all so expensive I swear they have like a 100k margin on it. Im always seeing same size lot as mine, smaller house for 850k) Gives us 10k FHOG. And yes it is on the full house price but only up to the completed house. The bank is who lodges the grant paperwork so in our case we are delaying those things and paying with cash after the handover. Legislation just says final building contract and land contract so as long as you dont include those things in the final building contract its fair game. Mate with Eden Brae didnt bother with FHOG. His missus is a doctor so I assume they have some serious earning potential - atleast enough not to bother restricting what they wanted just to get the FHOG. But I'm surprised you got that price now for the land? - because it's already higher now. When did you buy the land? And I must say, your builder is very reasonable with the pricing. If you built with Eden Brae or Clarendon or Metricon for example, they would have charged more money for the same build. I'll look at buying a land separately next time when I do it and I totally agree on the margin these major builders make on House & Land packages. I think I'll get the same build from the same builder for $30K less if I buy land separately and engage them for the build! Also a quick look in my email found this for Albert Park Box Hill land 381sqm House 4 bed 2 bath 2 car 214sqm Easement down the right side of the lot 12.5m front Package price $880,000 So same size land, smaller house and easement down the length but add in Fence Driveway Landscaping Air con Carpet And they are charging an extra $130,000. This release is about 30 meters from my lot NOT opposite a park (like mine). The markup is HUGE on those turnkey packages. I am very happy with my buy and approach to it considering this is the price of surrounding house and land packages. As for Provincial I was so impressed. We went to home world, got prices from everyone, ruled out 2 story houses, ruled out any over budget and ended with 3 tenders. Provincial was our wildcard as we thought in our mind Allworth was the way to go. Tenders came back and the upgrades Provincial had for the same price as Allworth made it a no brainer. Their sales rep is an absolute legend - been very patient with our silly questions so far. Very very happy with them so far. Just not feeling confident to take the plunge in these newish development areas at the peak of property price cycle. My rationale for buying was this: There has been noise about a property bubble for years. I still remember a news.com.au article about a report released from a US research institution that predicted the imminent fall of prices in Sydney. Also remember all the noise about property prices being flat and was about to correct only to continue going up a month later. Had I bought when I fist heard noise I would be much better off now. That being said im not saying it wont happen but you have an entire generation priced out of the market and 1 bn Chinese trying to get money out of the country and we happen to be geographical close with a strong market record. Unless Gov't stops the latter I just think there is way too much support on demand. Many reports that think there is a bubble believe its the case for apartments only. Others just think there is a bubble for the lot and others dont think there is a bubble. To say we are at a peak is like predicting a peak in FOREX in my opinion. There will always be differing points of view and I have missed out on the property gravy train long enough to stop waiting for this 'Bubble' to collapse as has been predicted for years. I may be wrong but I think the demand caused by millennials and china is enough for me to feel safe enough with a block of land.
