If the admin is hills of Carmel (possible since there is no other way to validate lot numbers to peoples names) then it wouldn't surprise me if it takes so long. I know they would get busy but I found unless I follow up several times with them nothing happens. From the start getting a price list required 2 emails and a final angry email basically telling them to point me in the direction of someone who wants to sell land. I guess the two admins will send a note to the developer to confirm the names before approval - not really sure. Yes, I've been through the same with the developer. Also, has your builder mentioned anything to you about the site having stuff stolen? Took my dog for a walk late one night and saw two groups of P platers being silly. Figured I would leave them be because we were all kids being dickheads at some point in our life... But then they started getting waffle pods from site and driving with them on the roof which eventually fell off and got destroyed. We left because I dont trust kids in cars around my off leash doggo so not sure what other mischief they got up to but the police were supposed to stop by to move them on. Didn't hear anything from the builder so far and they have installed a camera on site - 24 hours so hopefully they can find out if something like that happens. Like I said they were young people so they were just out to have some fun and do dumb stuff. Hills of carmel is very quiet since nothing is built but open roads. Perfect for them. If anything you could look at it in a positive light - They weren't stupid enough to do it in built up areas so once it has a few houses they would probably find somewhere else new. Interesting about the Cameras though. Do they do that for all sites or just these ones? Maybe they have done it in response to things being stolen. Good for investors but not so good for buyers trying to get into the market at present. Not sure about the new release but I did check in with the sales office last release and the prices had all increased from what I saw. It wasnt much as a % but was still an increases nonetheless. As for the rail, once built, should see every suburb in the area head north. Anyones guess what will do better. I always think it will be box hill but im a noobie on the topic. I was curious to know the latest land prices so I got the latest price list from the sales office two weeks ago. They're selling $30 to $50K more than what it used to be in Nov/Dec last year. I think the price is still reasonable given the growth. Even small developers who were selling at a slightly cheaper prices have now matched the prices with the major developers like The Hills Of Carmel and The Gables. Having said that, you may still find bargains here and there but you have to be careful in choosing; it's a bargain for a reason. What I heard from sales people (various builders) is, you cannot compare Box Hill with other suburbs like Marsden Park, Schofields and Riverstone. I was confused as to why, as Riverstone for example is literally down the other side of the road but I always hear from a lot of people that Hills Shire/Box Hill has a prestigious status. One Sales person said Marsden Park is selling like crazy (this was in Feb) and people who can't afford Schofields are all buying at Marsden Park. I'm sure all of these suburbs will grow however, to me Box Hill will be great and as I see and hear will be prestigious - it's the last opportunity for people to get into the Hills Shire!
