It would be interesting to see if they do a price hold or if they would further increase it. The West Sydney Metro Rail has such an impact on the entire area. Good for investors but not so good for buyers trying to get into the market at present. Not sure about the new release but I did check in with the sales office last release and the prices had all increased from what I saw. It wasnt much as a % but was still an increases nonetheless. As for the rail, once built, should see every suburb in the area head north. Anyones guess what will do better. I always think it will be box hill but im a noobie on the topic. I was curious to know the latest land prices so I got the latest price list from the sales office two weeks ago. They're selling $30 to $50K more than what it used to be in Nov/Dec last year. I think the price is still reasonable given the growth. Even small developers who were selling at a slightly cheaper prices have now matched the prices with the major developers like The Hills Of Carmel and The Gables. Having said that, you may still find bargains here and there but you have to be careful in choosing; it's a bargain for a reason. What I heard from sales people (various builders) is, you cannot compare Box Hill with other suburbs like Marsden Park, Schofields and Riverstone. I was confused as to why, as Riverstone for example is literally down the other side of the road but I always hear from a lot of people that Hills Shire/Box Hill has a prestigious status. One Sales person said Marsden Park is selling like crazy (this was in Feb) and people who can't afford Schofields are all buying at Marsden Park. I'm sure all of these suburbs will grow however, to me Box Hill will be great and as I see and hear will be prestigious - it's the last opportunity for people to get into the Hills Shire!
