Browse Forums Building A New House Re: Metricon Lincoln 32 in Adelaide 61Aug 18, 2017 12:18 pm Walkthru looking at the electrical work yesterday with the new SM, and a few things were found and discussed. In the butlers pantry, we were getting two downlights running east-west in the room. Due to the ceiling beams they cannot do this down the middle, so Metricon will now be putting in 4 downlights in this location otherwise they would need to put the two lights off-centre and look stupid. The work done by the electricians looks pretty good. The comms cablers, not so great. With my IT comms background none of the cabling work appears to be against codes, but its just messy and not a professional job. The SM said he cannot get them to re-do it, but will ask them to come at least tidy it up a bit. Now the big thing... I noticed they have not bricked over the sliding doors to the portico. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ He said they will just do an infill, which I was not happy about as the upgrades for our contract states "Provide brickwork above windows and doors to side and rear elevations in lieu of standard" and there is nothing stating infill on our drawings or plans anywhere. I think I then found the two lintels for above the sliding doors out next to the skip bin, and pointed this out to the SM......... Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ When discussing it he believes if it was meant to be done, possibly they did not do it as they couldn't get in a supporting brick pier in the corner as the sliding doors were already installed and they couldn't get into the gaps. He is going to go back to the office and investigate this more as hes new to my build so does not know all the contract and full details, hopefully a good solution can come out of it as I am not impressed about the possible infills!. Re: Metricon Lincoln 32 in Adelaide 62Aug 31, 2017 10:47 am After a week delay, things are moving again. Yesterday all the insulation was installed. I visited the site in the morning and noticed they were installing the wrong stuff, they were not putting in R2.5 Soundbreak for the external walls. I contacted the site manager, and he got it sorted. Its a good thing I noticed and asked some questions, as once its installed its pretty difficult to tell what is what. I will have to have a bit of a closer look, as some of the external walls have batts where the colours are different, not sure if that is because they put some cheaper ones in certain spots, or just manufacturer colour variations. Overall the guys have done a solid job of the installation, everything appears to be very well done. Next up is gyprock, with the delivery starting today! Its all installed and mostly flush, and they are now doing the final touches which is going to take around a week. Every time I go there I am impressed with the overall quality of the workmanship that M seem to be providing. The problem with the missing brick infill over the sliding doors is currently being addressed; they needed to remove and recess the doors approx 5mm into the slab so that the steel lintel and brickwork will be able to line up correctly above the doors. This has already been done, now its just waiting for the steelwork to be manufactured. Its turning into a fairly large effort on M's behalf to fix it, but they will get there. In the third photo below you can see the small gap that is now above the doors that they will need to fill. It was also noticed that the master bedroom door is currently only for a 820mm door, and should be 920mm. The SM has added this to his list of things to be fixed. The only other thing is that the SM had already started getting some bricks on the front window ledge replaced as he wasnt happy with them. I hadnt even noticed any problems, so its good he is picking things up like this. External doors were installed early this week. The brick infill over the sliding doors is being progressed. The steelwork is in place, and just waiting for the brickwork to now be done. All the gyprock is completed and flushed, and waterproofing and electrical cutouts in the gyprock happened this week, and when I drove past yesterday all the windows were tapped up and covered from the inside - I guess so they can start spray paint undercoat on the walls? The kitchen delivery is next week, and they hope for tiling to start the following week. Re: Metricon Lincoln 32 in Adelaide 65Sep 30, 2017 12:41 pm The internal doors have been hung, skirting is done in the rooms that will be carpeted, and the cabinetry has been delivered and ready to install next week. At the end of the week they will come do the check measure for the stone bench tops. Apparently its 12 - 18 days wait for the stone at the moment. Unfortunately the tiling is going to be delayed 2 weeks as the tiler is on another job. This means the guy will be starting roughly mid October, and will take around two weeks, finishing late October / early November. The stone benchtops will then be installed, and they can start doing the measures for shower screens etc and plan for painting. Talking to the SM its going to be tight squeeze to get everything done before christmas, and if its not done work wont commence again until the end of Jan due to shutdowns. Saying that, I would prefer to wait for the good tradies they trust for a quality finish rather than just get any newbie tradies and rush to get it done before christmas. Epoxy grout is going to be used for the tiles, the tiler was querying why I selected this due to the extra labour cost involved, apparently they are charging M an extra $1,300 for the labour. M only charged me $200, I am pretty happy with this. No doubt M made up this money somewhere else, but things are looking good. Yes, its a special epoxy grout, apparently easier to clean and does not stain like regular grout. This is the stuff they are using, in the "travertine" colour http://www.ardexaustralia.com/products/ ... rdex-eg-15 The sample they showed me looked a similar texture to normal grout, not a plastic looking expoxy which is what I was concerned about when they first mentioned it. Thanks for the link. Did you do it for whole tiled area? I did all the floor area (Bathroom, Ensuite, Laundry, Main living area) as I figured they would be the worst for dirt and staining. I didnt get it done for the full height wall tiling in the bathroom or ensuite, but in hindsight I now wish I did the walls too. The SM called on Friday with an issue with the glass splashback size, apparently they cannot do a single piece of glass the whole length of the kitchen cupboards and stove, so needs to be in two or three pieces. After much hesitation I decided to get three pieces, lining the glass joins up with the edge of the stove, making a symmetrical look. Not real sure how this will come out, the SM has said that both him and the glass people think this is the best way to do it. The carpenter will be back onsite this week finishing off the trim, and replacing my front door. This weekend the carpets and curtains selections were done and deposit paid, these are being done after handover, but booking it all now in the hope that it will be before christmas. Thank you They have tiled where the mirror goes in the main bathroom, but the ensuite has a backing board mounted and they have tiled around it. I am actually not sure why they have done them differently, but I just looked at my contract and it says that the ensuite is on an MDF backing board.
