Browse Forums Building A New House Re: Metricon Lincoln 32 in Adelaide 81Oct 31, 2017 6:24 pm I am a very happy man today, the SM has informed me that they should be doing the presentation week of the 4th, with final handover aimed for 18/12! Looks like I will have a very nice and very expensive christmas present. This week they will be doing the final electrical and plumbing, with the painting commencing mid November. The gas main was installed on the weekend, so today I also placed the order for the gas meter to be installed. Re: Metricon Lincoln 32 in Adelaide 82Nov 07, 2017 6:45 pm Electrical 2nd fix and plumbing 2nd fix is pretty much done, the alarm system installed, data cabling terminated. A few issues have been found: 1. the downlights above the kitchen island are not installed symmetrically over the island. The Site Manager has said they will get the electricians back to fix this. 2. They installed the wrong bathtub in the ensuite. They installed a standard caroma newbury 1800 bath, when it should be a newbury 1800 island bath. The main difference is the lip on the edge of the tub, and the location of the drain. It took a bit of convincing of the site manager that it was wrong, but in the end they realised they had an ordering problem and had ordered the wrong item. 3. I am concerned about the height of the ensuite shower head. I only noticed in my photos afterwards as I was too pre-occupied with the bath tub. It looks like they have the shower water outlet on the wall around 1700mm when the manufacturer recommends 1900mm. Basically it means the height adjustable portion cannot slide up higher than my face. I am waiting to hear back from the Site Manager about this one. I had an independent inspector come along to also check things out. Everything went really smoothly, there is a list of 14 items that need to be fixed up (including one which covers a number of small painting touchups required), and a few things that still need to be finished off, but otherwise all good. The inspector was very happy with the quality of the work, and so was I. I purchased the PCI guide from http://anewhouse.com.au/sample-page/pci-guide/ which was real handy for what to check and verify. Its a bargain for $4. M is also letting me do my concreting and related earthworks pre-handover, this has all commenced and well underway. Handover is all scheduled for next Tuesday 19th! One of the things I noticed thoughout the whole build is that the trades seemed to always compliment the good work that the previous trades had done and how its made their life easier too. Seems that the SM got a really great lot of guys to do this job. Especially the painter, he was superb Maybe it also helped that all up I have provided about half a dozen cartons of beer to various groups along the way as a thank you Building a new home, and looking for a garage builder (home builder not contracted to do this).
