Browse Forums Building A New House 1 Jan 07, 2017 3:58 pm Hi my builder is laying tiles 450x900 in my house and charged extra $1800 for screeding as the tiles are big. Following pictures show how the tiler was laying the tiles. Is that cement thing screed? Or screed is somethig else as I remember when they laid tiles in wet areas and in Alfresco and porch they put layer of something similar to sand before tiling. Looking at the pictures could someone advise whether they screed the area before laying tiles? More than likely the extra $1800 is the increased workmanship, handling and glue costs for large format tiles.. Our staff get some $60-90m2 for tiles that size. If they screed or not they get paid the same...maybe there wasnt enough room to.screed as the minimum that can be put down in regular sand cement is 20mm. Then they would just use alot more glue and play with the levels as they go! To anyone reading large format tiles will always cost more than regular. Everyone has different sizes they consider normal. For commercial tiling its 600x600. Anything abovd attracts a premium Re: Charged for screeding but doubtful.... 4Jan 08, 2017 10:12 am Pps screed is generally classwd as 4.5:1 Sand:cement Bonded with an acrylic polymer such as bondcrete/prolastic/abacrete Most of these houses get power trowelled so much that the screed wouldnt bond. They close the top of the concrete. So if you pour water it just sits atop of the concrete. Therefore a normal screed wouldnt bond unless its grinded first. I have provided additional pictures and the invoice which is only for tile fixing. If the tile is standard 450x450 then I don't have to pay any extras for tiles or for fixing to the tiles company. That's included in the build contract. However if I upgrade then I have to pay extra for tiles as well as for fixing. But only the upgrade cost. The following is the tile fixing invoice. They have already charged $3608 for the laying charges as an upgrade cost due to the size of the tile and charged additional $1804 only for installation of screed. Just concrete they poured on before framing started. The tiler's left leg is on the main entrance door frame. Also I noticed that if you look at the below picture the tile is laying the second row of the tiles from the entrace. And the tile when you enter the house won't be full size tile. But the tiles are standard 450x450 ceramic tiles. Theres an expansion joint cut into the substrate and they wouldnt do that with concrete slabs. Hi Ja-mez thanks again. Are you saying "it's screeded" about Alfresco and porch or the main flooring where 450x 900 tiles have been laid. Thanks again. Internal it doesnt look the same but does have an expansion joint that is only done in that fashion if its screeded or topped. They could have used a floor levelling product (ardit*). So in my opinion it has had some levelling work off that photo. Or it could have been screeded with an additive and stell trowel finished. Re: Charged for screeding but doubtful.... 13Jan 08, 2017 3:22 pm Regardless the upgrade of tile cost is just for the tile, not inclusive of any labour. The screed money goes mostly to the tiler. He will.charge more. Alot more. Our guys get 38.88 as a base up to 60x60. Go to 900x45 theyll be getting atleast 70 by those pictures plus super n workers. Those are EBA rates. Residential guys can charge whatever. They may be slightly cheaper. Generally we work in the reverse. Always allow for screeding, because if we dont screed our fixing costs go up due to the uneven nature of the concrete. So wether they screeded or not isnt really the issue. They had increased fixing and adhesive costs that are covered by that "screeding". Aslong as the tiler did a good job then dont stress. It is fair in that they did not over charge. The slab could be 20mm out and they could have topped to 0 and worked with the front door threshold so you dont have any lipping. Without being on site i cant tell 100%. But off those costings you werent ripped pff at all. Some builders are a joke. White gloss walls cost 10bucks a m2 and they charge 40s.. those prices are fair given qty and labour. From the fixing invoice the amount $3608 is tiles fixing cost and $1804 for screeding for main area only where the tiles size is 450x900 .
And I have paid separately for supply of tiles. The tile company has given me two separate invoices. One for tile supply and one for tile fixing. Following are the supply and fixing invoices.
