Browse Forums Building A New House Re: My KDR Metricon Hampshire - Liberty - 45 Melb 1381Dec 18, 2017 2:40 pm Renman, the house is looking like a palace. I see that there is a little boom in your suburb for KDR's. From the pics I can see I can see a few mansard roofs and new double story's. Wish I lived in the leafy eastern suburbs. What is your setback from the front? Re: My KDR Metricon Hampshire - Liberty - 45 Melb 1382Dec 18, 2017 7:56 pm Thanks QM, There’s lot of beautiful houses around the area. Stanus, There are some massive houses around there, some are about double the budget of yours. Setback is unfortunately 9 meters. Around my area most houses are 60/70's brick veneers and the only KDRs that are happening are for units to be put up. It seems very few are doing KDRs to live in. Just developers putting up higher density unit blocks. And the council does not care about setbacks at all. I have a seven meter setback and trying to get dispensation for 6.5m. I have seen units being built with 3 to 4 meter setbacks as it is the only way to fit multiple units in a block that had one traditional house. They are very strict in regard to rules and setback in our area. (Setback is the average of your two neighbors) Very old house that is sold is getting a KDRs with a single huge dwelling. Council only allows single dwelling in 90% of the suburb. They are some of the house that are coming up. I took these pics to get ideas on landscaping and fence/gate design. Our house is very understated (which is what we like) compared to theses houses. We looked at the Marquess facade for our home but it didn't suit the area, and the cost was out of our budget once we had site costs. Imagine all these homes lit up for Christmas, it would be a complete wonderland. I'm been watching your build and your journey has been beautiful to watch with the house coming to life. Good Luck with the remainder of your build. Re: My KDR Metricon Hampshire - Liberty - 45 Melb 1386Dec 19, 2017 10:39 am Nice!! Looks like you live very close to the old Hampshire and Bordeaux displays that we visited in Melbourne a few years back when we were still trying to pick a design. Some of the pictured homes all sold for over $4 mill in the past few years, super ballin!!! After contract signing and and multiple variations (I am on the fourth one officially, unofficially who knows 10/12.) The amount of errors were substantial. We have been going back and forth from late august to late December. I just got my tiles quote from Beaumont on their last day of work (a couple of days ago) I quickly read and found they did not include the tile reveals I had asked of when first meeting them. So did not sign and will have to email them about them in the new year. House knock down should happen next month hopefully and I am waiting for the sale of a rental that I have which will help in paying of this one. So in short the build has yet to happen.Hopefully 2018 will show some progress. I need to update my post but have not had the time as work has been hectic and I am working right up to Christmas with a break on the main days only. Re: My KDR Metricon Hampshire - Liberty - 45 Melb 1392Jan 13, 2018 10:47 pm Hi Renman, I noticed that in the reflection of a window to your guest bathroom photo, the wall tiles go to the window reveal but the bathroom window that we have have the white wooden edge around the window reveal. Is it a special request to have the tiles to the reveal? You can see our bathroom has the wooden thing around the window reveal which doesn’t look as nice.. It involves a lot of tile spoilage and extra work. It also costs a bit. But your right it looks better. My KDR Metricon Hampshire - Liberty - 45 Melb 1394Jan 14, 2018 9:04 am Hi QM The Tile Reveal is an additional upgrade for each room. It’s a $200-$300 variations. M was still making corrections to our plan after they were onsite and working on the slab. Just keep a very close eye on their changes. We had a situation where they made a new change and had removed a previous change that we requested. One step forward and one step back. As long as the tile reveal is in the final contract and not in the tile quote then it should be easy for them to change it. My KDR Metricon Hampshire - Liberty - 45 Melb https://r.tapatalk.com/shareLink?share_ ... are_type=t Thanks Renman and Stanus, it’s too late for us now We didn’t realise the tile reveal upgrade option as the M display homes we saw in Sydney had the normal trims around the reveal even with wall tiling to the ceiling. Will have to note it on our ‘lessons learnt’ list Metricon Liberty 45, Ryde NSW http://forum.homeone.com.au/viewtopic.php?t=82846 Build thread: Metricon Liberty 45 in Ryde, NSW Re: My KDR Metricon Hampshire - Liberty - 45 Melb 1397Jan 14, 2018 10:39 pm Maybe if you have left over tiles you can get the tiler to come back and convert it to tile reveal? Or even better as you SM to see if they can do it now for you? My KDR Metricon Hampshire - Liberty - 45 Melb https://r.tapatalk.com/shareLink?share_ ... are_type=t Thanks Renman, unfortunately we realised it too late as they have already cut the tiles and in some cases stuck them on the wall. And of course there’s the threat of the admin fee. I’m sure over time we’ll get use to it It’s probably ok if people have light wall tiles but because our tiles were grey and our bathroom windows are quite large, the white trim around the window stands out. Hopefully when the white bath tub is in and we see it with the white sink and bench top, it’ll all blend in Metricon Liberty 45, Ryde NSW http://forum.homeone.com.au/viewtopic.php?t=82846 Build thread: Metricon Liberty 45 in Ryde, NSW Re: My KDR Metricon Hampshire - Liberty - 45 Melb 1399Jan 15, 2018 8:09 pm QM It’s doesn’t look that bad.
