Browse Forums Building A New House 1 Jan 06, 2017 11:19 pm Hi All, Me and my wife have purchased a piece of land in the new estate Crystal Waters in North Kellyville. This will be our second build and hope to share our experiences with other co-residents of the estate. As of now registration is expected to be by Dec'17 (which I'm doubtful as historically all registrations in Kellyville have seen a delay of at least six months...don't quote me on this one!!). Speak soon. Good to know you have built before and will watch your posts as they may help us with the process. Hopefully it all goes as planned and registration will be finalised by end of this year. Actually we were told it could possibly be done sooner Just a question any recommendations of builders that work with sloping land? Thanks in advance. APS Re: Building in Crystal Waters, North Kellyville 4Jan 17, 2017 9:09 am Hi guys, Wife and I are also looking to build our second home at Crystal Waters but yet to decide on which block. Sloping block is quite tricky and scary from a site costs perspective. Option 1 - cut and retain (plenty of builders to choose from) Option 2 - split level (limited) Should I be concerned re: the bank valuations on any of the block? Thanks. E Re: Building in Crystal Waters, North Kellyville 5Jan 18, 2017 3:56 pm Hi, also looking at Crystal Waters, I was wondering though, are your blocked zoned E4 environmental living. What does this mean for you in terms of the maximum size house you could build? Good luck in building your house by the way! Re: Building in Crystal Waters, North Kellyville 6Mar 29, 2017 11:37 pm Hi All, We have bought a block of land in Crystal waters as well. First time to build for us. Very excited but scared as well. I visited the site last week. The old warehouse and the houses are gone but other than that nothing else is happening. Does not look like it will be ready by the stipulated date. There are still a lots of blocks available for sale. Not sure if this is a matter of concern. Anybody else having same thoughts?? Re: Building in Crystal Waters, North Kellyville 7Apr 10, 2017 3:39 pm hi all, I have also bought a block in Crystal waters with my wife. Excited and nervous as many of you are. Its our second build. Im personally a little concerned that the surrounded area is quiet high from what i noticed last time i was there and we were told Crystal waters will be cut into. Will there be issues with flooding? who is everyone looking at building with? Hi , Land is still not levelled/cleared so difficult to say. But nothing too server hopefully. They did say land will be levelled as much as possible. Visited Crystal Waters last week there's progress but it did look very high, much higher than I anticipated. Re: Building in Crystal Waters, North Kellyville 10Apr 25, 2017 12:11 pm Eoh Hi guys, Wife and I are also looking to build our second home at Crystal Waters but yet to decide on which block. E We have been told the land will be levelled as much as possible. I think best to be working with the slope of the block to cut cost, but yes very limited in terms of split level designs. I'm just waiting until land is cleared and levelled before we commit to a design. Re: Building in Crystal Waters, North Kellyville 11Jul 12, 2017 11:17 am Hi all, We are thinking of buying a block at Crystal Waters, one with the backyard facing the bush. A bit concerned about the risk of bush fires though. Does anyone know the BAL rating for those blocks and has anyone purchased a similar block? Re: Building in Crystal Waters, North Kellyville 12Jul 18, 2017 1:19 pm Hi homezy, This is simply a courtesy message informing that we're the agency selling this site, by way of your question the BAL rating on these blocks weigh it at a BAL 29, this applies to all the perimeter blocks. Should you have any further questions we would love to assist you in your enquiry. Re: Building in Crystal Waters, North Kellyville 15Aug 01, 2017 9:44 pm Hi All, My wife and I have also purchased land in Crystal Waters. We have already met a couple of our future neighbours while visiting the site and they were all lovely. During our chat, we thought it would be nice to have a gated community, provided everyone is happy with it. So wondering what everyone else thoughts is on this idea.
