Re: Building in Crystal Waters, North Kellyville 28Feb 24, 2018 8:01 am Hi, firstly, I cannot comment on the information supplied to you by the agent you dealt with. I have received mixed comments from potential buyers. Some good, some not so good. I can see that the developer has actually spent a considerable amount of money on the wall and there is still much work to go. This includes turf, trees, hedges and like. Hopefully, the wall/fence when finished will look great and give the estate an air of luxury. I have looked at the Sale of Contact and under fencing it makes no mention of the materials to be used for the wall and is very clear. I recommend that you talk with your agent should you require any additional information. Regards Anastasio Atlantis Real Estate Re: Building in Crystal Waters, North Kellyville 29Feb 24, 2018 8:01 pm Hi all We were also told that the fences would be sandstone. The unfortunate thing is that the contract of sale states that we can’t go back to the developer on anything that the real estate agent may have said that is not correct. Re: Building in Crystal Waters, North Kellyville 30Feb 26, 2018 6:57 am Hi All. I was told by the sales agent that my Lot would have a fall of 400 to 500mm from front to back. It's now apparent that it's more like 4,000mm from front to back. Anyone else receive information like that? Re: Building in Crystal Waters, North Kellyville 32Feb 28, 2018 4:12 pm Haydn Hi All. We are designing homes specifically for Crystal Waters taking into consideration the fall of the land and apz zone and BAL. Happy to show you the house designs we have come up with. Feel free to email me fred@bellmarch.com.au or call me 0403 705 160. Happy to answer any questions you may have. Fred Re: Building in Crystal Waters, North Kellyville 33Feb 28, 2018 4:37 pm Dee_0301 Hi everyone, My husband and I are keen to purchase land in CW but no project builder will participate due to sloping land. If you have any advice it would be really appreciated. Dee HI Dee, You are correct many project builders wont build on slopes over 2m. We are a small project/custom builder and have developed plans specifically for Crystal Waters taking into consideration the slope/BAL and APZ. Re: Building in Crystal Waters, North Kellyville 36May 08, 2018 8:36 am Haydn Hi There, My Legal Beagle told me that the registration MAY be completed by the end of May. This year, hopefully.......... Thanks Haydn, And the wait continues... haha Re: Building in Crystal Waters, North Kellyville 38May 29, 2018 9:44 am Haydn The agent from Atlantis reckons registration is going to be mid June. Anyone heard anything different? Haydn its been a nightmare and we are so disappointed as we bought the block in June '17 and were told Dec registration - their sunset clause is September - council says they are waiting on Sydney water report from developer / it's no wonder a new agent is selling blocks left. We were also told we would have no problems building a single storey on our block and that an excavator would charge everyone $10k to level blocks blah blah - well WRONG - if we go ahead we are up for up to $100k in site costs Re: Building in Crystal Waters, North Kellyville 39May 29, 2018 10:50 am Stimpson Haydn The agent from Atlantis reckons registration is going to be mid June. I'm expecting to have similar issues. Extremely annoyed that I let myself get conned. Re: Building in Crystal Waters, North Kellyville 40May 29, 2018 3:55 pm We bought our land in September 16 and the initial settlement date was October 17. The registration/settlement date has changed 6 times over the last 21 months. Our sunset clause is 30th June 18.
