Browse Forums Building A New House 1 Jan 05, 2017 11:32 am Hello All My husband and I have been researching building our own home for a couple of years now and this forum has been extremely helpful in this endeavour. We have now handed over our block to Rawson so I thought it was time for me to give back to the home one community by documenting our huge life adventure. Around 6 yrs ago we bought my grandmothers 1945 3 bedroom double brick home. This home had not been renovated in any way so my husband installed a new IKEA kitchen to make it liveable. It was still the original bathroom etc. We lived here and spent money making the back and front yards usable for a family of 4. Over the years we spent a fair bit of money making it all comfortable by installing an attic storage space, solar panels, new front fence, knocked out walls etc etc. Just over 2 yrs ago we realised we were outgrowing the home. We are a family of 4 and one bathroom for 3 girls was not going to cut it. We headed out to all the Homeworld's all over Sydney and fell in love with the Balmoral 38 at Kellyville. After discussions with the sales rep there we soon realised we couldn't fit the 38 on our block of 450sqm and we would have to downsize to the 34. We weren't sold on spending a huge amount of money on second best so we let it sit for 12mths. During this time we entertained doing renovations to our existing home again. Ideally we wanted to keep the family home as it held so many memories but it became obvious that it would cost a small fortune to renovate and we wouldn't have what we really wanted. We went back to Kellyville and started the ball rolling again. This was in March 2016. Below is a short main event time line: Mar 16 - Visit Homeworld and choose Balmoral 34 mk1 Mar 16 - Estimate and floor plan May 16 - Tender presentation (presenter was not knowledgable at all and this made us very nervous about dealing with Rawson) May 16 - Signed Tender after several days of discussions with the sales rep at Kellyville. He was more helpful than the tender presenter. Apr 16 - At this stage we were given a Pre-contruction administrator who was absolutely hopeless. After working with her for a few months I complained and they gave our file to another administrator who was absolutely fantastic. Aug 16 - Contract signed Sep 16 - Colours and electrical appointment and new administrator appointed Oct 16 - Demolition Nov 16 - In ground concrete shell dug and completed for pool Dec 16 - Handover to Rawson I will post the plans and some photos when I figure out how to do it. There has been some confusion over where the pool was built. It took a week for our SS to return a call from us and then he said we would need to have an onsite meeting. The meeting would have to be three days later because that was the earliest he could manage. 5min into the meeting it was realised it wasn't a problem at all. When we asked "so when will the piercing, slab etc etc happen?" we were told "not sure I will have to book it". Still waiting to hear the outcome. It is very frustrating when the SS doesn't return calls. We now have an email for him so hopefully this will help. SS said he would reply to our email on Friday when he is in the office but no email. I understand these guys are looking over too many sites but, a quick email just letting the clients know that something is happening behind the scenes certainly wouldn't kill them. Call or text your SS directly if your emails are over look. As our SS told us just to text him and never to send emails as he is always on the road and not in office. ( also he received too many emails - which can be over look ) I do feel for you, don't be discourage. I have seen two completed Rawson Home build near my site, the closer one just started bricking and the other at frame stage. So there must be many Rawson build in St George area. It is comforting to see the other Rawson builds in the area because it gives me hope that once they get started it will happen quickly. Just that our garage is lower and that enables us to have a higher ceiling. Any questions feel free to ask and I am more than happy to help if I can. I think the Balmoral is a great floorpan. We have a view of a park from the front so that was a big consideration for us. We wanted to be able to enjoy that from the Master bedroom.
