Browse Forums Building A New House Re: First timers - Smart Homes for Living in Wellard 141May 01, 2017 1:28 pm Thanks guys. The wedding and trip were amazing. It was a traditional Japanese Shinto wedding at a shrine so was fully dressed up in Japanese attire and had a traditional ceremony with dancing, music and sake drinking. Unforgettable experience. The trip was pretty full on as we travelled from Chuiba, to Tokyo, then Nagoya, Osaka, Kyoto and then out to Kyushu for the wedding and we also made some day drips out to Kumamoto and Spaceworld while there in between wedding/family commitments. Was sad to leave but also excited to see the progress on the house. Also, I've updated some descriptions on the photos above to sort of explain which rooms they are. That's our final inspection now until PCI. Feels weird not having any more inspections for a while after so many in such a short period of time. Feel like it has been worth the money for the peace of mind knowing the structure is sound. Will have to pop down this weekend for another look Our build thread with Smart Homes for Living in Wellard https://forum.homeone.com.au/viewtopic.php?f=31&t=86092 Re: First timers - Smart Homes for Living in Wellard 143May 08, 2017 2:34 pm Dropped by the block on the weekend and a lot had been done with electrical, plumbing and gas. One thing i spotted which i didn't recall seeing last time (and I could have missed) was a random loose brick at the base of the wall in the office... anything I should be concerned about? The gas metre box is on the other side of this wall so could have had something to do with that. It's amazing us at how quickly it's gone from a patch of dirt to looking like a house! The weekly visits are something I really look forward to now just to look at how much more has been done! Our SS is on holiday at the moment but it doesn't seem to be slowing the build down at all! The roof cover has started and the internal float is scheduled to start next week Here is a pic our builder sent us. Re: First timers - Smart Homes for Living in Wellard 150May 11, 2017 5:25 pm rabbitburrows They're doing a great job and it looks really good. Yeah, we've been happy with the builder so far. Almost forgot I had to fill out forms for the developer to book in fencing and front landscaping. Asked the builder when lock up was expected so we could schedule the fencing and have been told we will be locked out in about 4 weeks I also juggled some stuff around with work to free myself up Saturday morning. Want to get down there and inspect the sarking before they put the ceilings in. The roof tiles are all finished and the plasterers were there this morning setting the grey float and already had most of the bedrooms finished. I tried to keep out of their way though so no photos of their work Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Our build thread with Smart Homes for Living in Wellard https://forum.homeone.com.au/viewtopic.php?f=31&t=86092 Re: First timers - Smart Homes for Living in Wellard 153May 13, 2017 2:39 pm aloenyx Looking great DD I didn't get to check if my roof has sarking, as it went up to quick.. but I hope so cause I paid for it!! Thanks! Yeah I thought sarking would have been standard in most builds but it's an added extra. We managed to get it included when negotiating with a couple of builders before signing contracts. One builder (not the one we went with) initially wanted an extra $5k for the sarking but a few others agreed to add it without increasing the cost of their quotes. I think I paid about $700 for it, but they put in the whirlybird for free. Wow that seems real cheap compared to some quotes we were getting! The $5k was just ridiculous though. Which is mostly why I went with them, though unfortunately they don't deliver on time well. ;-; Your build has been going up so quick. Which is mostly why I went with them, though unfortunately they don't deliver on time well. ;-; Your build has been going up so quick. Yeah. We tried to get as much as possible written into the contract before signing so we could compare upgrades. There's plenty that charge little initially but screw you over later on with upgrades. The speed of the build has been shocking us. But i guess that's the bonus of it being a bit quieter on the west coast at the moment building wise but going by the sold signs on the blocks near us things are picking up a bit again! Luckily we have a good landlord at the moment who has told us that we can shorten or extend our lease as needed depending on how the build goes so that's one less thing to worry about. Paying rent + mortgage gets old quick though so kind of glad it's been moving so quickly. Totally agree with the whole speed of the build. It's crazy how fast it's going. At the beginning of the year I thought no way will I be in the house this year so I gave my long service leave back and now I can get it back! Yeah I've been making sure i keep a couple of weeks up my sleeve for when we move. Maybe the week of the move and a little later when i can muster the motivation to get the back yard sorted I'll take another week Our build thread with Smart Homes for Living in Wellard https://forum.homeone.com.au/viewtopic.php?f=31&t=86092 Re: First timers - Smart Homes for Living in Wellard 160May 13, 2017 5:34 pm Haha.. I'm trying to book leave for when my house is ready, but it keeps moving!! My boss is sick of me moving my leave ;-; Originally planned to move in, then take leave a few weeks later.. but now I'll probably be on leave before keys are ready.
