I've debated whether or not to start a log yet, but I'm super excited about my house & land package and my family are already sick of me waffling about it, so why not! I'll be building a small 3 BR house in the Bloomdale Estate in Diggers Rest Vic. I moved back to my parents house just over 3 years ago and have been saving a lot in that time- I was hoping to buy an existing house after being back home for a year, However on a single income I think that was a bit of an unrealistic goal! I went out to Bloomdale estate around September 2016, I had my eye on a small house and land package opposite a park on Stage 18, however did not put down a deposit as I was really not happy with the layout of the house & was still not happy when I swapped out a 3rd bedroom for a dining room and fiddled around with the layout. Fast forward to the 3rd of December, I was heading out to Sunbury to an open day on a unit, when I decided to stop by Bloomdale to see when the next stage was going to be released. They told me January, but mentioned some townhouse packages that had just been released that day back in stage 18- turns out the original blocks I was looking at with another builder had been reallocated to a different builder, the layout was perfect the way it was, and it was in my price range. After excitingly calling my parents to get their opinion, I rang the builder and transferred a holding deposit! I met up with the builder at their display in Werribee later that week to go through and find out the inclusions etc- pretty much everything is included as it's a turnkey package! Yay! I've not yet signed the building contract, but did go in to sign the land contract on the 18th December, so it's now starting to feel slightly real! The block is 8m by 32, and the package was one of 4 similar townhouses that are being built next to each other- I do not believe I will be able to choose much of the external colours, but I do not mind, the inside will be all up to me (colour wise anyway!) I know it won't be huge, but it should be more than enough for myself and several doggies! Also, it will have a 5x8m backyard which is pretty decent I think! The plan: [img:14vccexl]http://uploads.tapatalk-cdn.com/20161231/1e593cfdfb80fee2ef3be3575996dd49.jpg[/img:14vccexl] And the current state of that section of the estate: [img:14vccexl]http://uploads.tapatalk-cdn.com/20161231/cddcb9cbc0deab461293d80127efaf51.jpg[/img:14vccexl] [img:14vccexl]http://uploads.tapatalk-cdn.com/20161231/5a5c79bc583da57240ccc2e9198c0a0f.jpg[/img:14vccexl] It's expected to title June 2017, but as stage 11 has not yet titled (and has been delayed a LOT), I will not be surprised if there is a delay, but all good either way, It will happen eventually Current upgrades include heat lamps in the two bathrooms, security doors on the front and rear sliding doors, security system/installation, wiring for pendants over island bench, and soundproofing to bedroom 1 side wall (as it is close to the next doors garage) and recesses in both showers. I also need to speak to the builder to find out pricing for double glazed window for BR1, soundproofing for BR1 front wall, wiring for a fan in BR1, and insulation in the garage roof. I'm hoping the building contract will be ready for signing towards the end of Jan, as I am going overseas for the first 2 weeks of Feb, but if not, then hopefully it will be ready when I get back from holidays I'm super excited and looking forward to getting to pick all my colours and flooring! After perusing Pinterest for like 700 hours, I'm thinking light grey walls, dark grey bathroom tiles, dark grey carpet in the bedrooms, black kitchen cabinets (maybe white or light grey ones for the ones above the bench) and white stone benchtops. We are going to be across from the park in a town house. It is very exciting to meet someone on here that is going to build in Bloomdale too. We are building with Simonds Homes we have been told we will title in March so it will be interesting to see when we title. I did have a look at a couple of the smaller blocks near the big park in Stage 15 back when I first started looking. That park will be awesome! Sounds like a lovely townhouse with some really good inclusions. Look forward to following your journey. Thanks! I was pretty impressed with the inclusions! All the blinds, front & rear landscaping, higher ceilings, towel rails, window locks, air con, fencing, and a whole bunch of other stuff! I did debate upgrading to the 900mm oven/stove but figured that I didn't really need that (even though it is nice to look at!) Re: My build - Bloomdale, Vic 7Jan 02, 2017 8:26 pm You've done well. I had the option too, but stuck with 600mm. I heard that 900mm ovens take longer to heat up, and as a single person, when am I going to need to cook that much at once? I didn't know that but I'm in the same situation & will only be cooking for myself so I don't think I need the upgrade. Having a fancy new oven will be so exciting! I think mine includes 20mm stone benchtops, I really cannot wait to actually see the samples etc. I probably wouldn't have paid extra for the taller ceilings but they do make the room feel a lot bigger which is nice considering how small my house will be! The heat lamps were only $80 extra each so I figured they would be worth adding in Security doors and window locks were at the top of my list- I really don't think I would feel safe without them (I have done a lot of housesitting, but have never lived on my own. And as this block is opposite a park I figured it would make me feel safer to include them) the security system has a video intercom thing as well (which is good as the front door has no see through sections, so I'll be able to see who is at the door) but like you, the internal sensor is not so useful when I have plans to have indoor pets lol. Re: My build - Bloomdale, Vic 11Jan 23, 2017 7:14 pm Just a quick update, my builder returned from leave last week and I queried a few more prices for things I was wanting to add on- I've emailed him today with my list of desired add-ons so hopefully now next step will be signing the building contract My list: Additions: Shower recess x2 Front security door Panel sliding security doors x2 Heat lamps x2 Pendant light wiring x2 Drawers to ensuite Soundproof BR1 front wall Garage insulation External patio PowerPoint Sliding door BR1 to WIR Double glaze BR1 window Fan installation BR1 Security system I think in total I've added about $6k worth of stuff, but I think I will regret not getting them if I leave it out! A fair chunk relates to making the main bedroom comfortable and quiet lol I did query whirlybirds and sarking for the roof but have decided at this stage to leave them out. The house won't be massive and I can always get whirlybirds installed later if I really feel like there is a lot of heat in the roof. I went out last weekend to check if any works had been done on my stage, but the fences were back up and CCTV installed to the area so I couldn't walk in and look at it- from a distance it looks like more piles of dirt are in the area. Next step will be organising my colour appointment then going and selecting all the things I am wanting! I am very looking forward to this! Though have a fair idea what I am hoping for based off a bunch of Pinterest perusing- hopefully most of what I am after is standard, otherwise I may need to reconsider my colour scheme (dark greys, blacks on floors and light grey on walls) This year is flying by so far, without wishing my life away I am excited for it to be May/June so land can title and the build can start haha! The titling seems to have started being more on time since 11&12 were sorted hopefully the developers keep up the good work for the next few stages My build - Bloomdale, Vic 16Mar 30, 2017 7:08 pm I got all my drawings/elevations/electrical plan and landscaping stuff today! So exciting! There are a few things I've picked up that I'm not happy with though (like the outdoor PowerPoint in the void rather than near the patio, clothesline in walkway from garage rather than in the void, manhole location in walk in robe not laundry, and tv point locations in BR1&lounge) so will be going going over it with a fine tooth comb and getting that fixed in the next drawings Am going out to check out the laminate flooring supplier Saturday arvo and the rest of my colours will be chosen 11th April woo!! I've been visiting the estate a couple times of week since I picked up a new hobby the next suburb over (good excuse right ) and things are looking good. I thought I'd be there for like 24 hours umming and ahhing and being indecisive but I had an idea of what I was wanting and it took less than 90 mins!
