I emailed back asking if it was possible to get it done sooner and they said no because the supervisor is busy with other people’s PCIs and handover. I asked for the contact details of their manager and they came back to me saying their manager will do handover with me on the 19th yay! I was not looking forward to accepting it as is given it looks like crap & I would have had to deal with it myself after handover. No landscaping done yet, with only 3 work days left now til handover I hope they hurry up and get it done real soon! Have contacted the inspector to see if he can come with me to handover to confirm all defects in his report are fixed, but given the timeframe re stamp duty refund I’m probably going to be accepting keys regardless of if everything is fixed or not- boo! They have come and taken away the piles of dirt and junk out the front so at least something has happened- I think they must be leaving the rest of it til the last minute! The house is not completed and they’ve done a couple of ******* ‘fixes’ to defects in the PCI list. I was so upset I was ready to leave after walking into the front bedroom/ensuite but my inspector suggested I walk around with him. I accidentally lost the plot at one point and was screaming and crying at my supervisor whilst the landscapers watched from the front yard. Rather embarrassed about that but it’s like the builder did nothing after the last 2 inspections and I’m over the whole thing. No idea when handover will be rebooked but I’m not accepting it as is. Ask to speak to the manager, they are meant to give you a specific date of when the defects will be fixed. Talk to your inspector, he will know more about how the law works. So unfair😡! It was pretty upsetting! I was actually supposed to walk through with the manager yesterday but the supervisor rocked up instead. propinv Who is the builder? I had some problems too. Careless Builder I will refrain from naming them as I don’t want to bad mouth them (even if they deserve it) as perhaps they will sort things out in a reasonable timeframe to an acceptable standard and I won’t feel so horrible about the situation (I can dream!) icat2000 Terrible. Is there much left to be completed. I was looking at your pictures on the previous page and I would be devastated as well. It looked like they ignored half the items picked up at PCI and what they had dealt with was unacceptable- eg bare tile edging in kitchen/laundry/bathrooms at PCI, it was agreed that caulking would be used to seal the edges. Instead they have painted the edges (badly) with different coloured paint from the wall colour?! With no grout to smooth the edging before painting. Pic from inspectors report: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ I’d queried the quality of the kitchen cabinetry at a few of my inspections- after PCI I emailed the manufacturer and they said it looked like a product issue, which I forwarded to the builder and nothing was done as of yesterday: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The ceiling in the lounge room is outside of acceptable guidelines per my inspector & they decided it was too hard to fix so left it as is. Rear landscaping wasn’t done, driveway wasn’t sealed, meter box was supposed to be painted dark grey to match the render & instead they have painted it bright white which matches nothing on my house!! Letterbox is missing. Paint defects not repainted properly- front door in particular looks shabby as. Also all dints in the plaster that were marked were painted over but not filled first so the dints are still there!! Carpet nails still weren’t whacked down so walking around in socks was dangerous. As yesterday was my last day to be in to claim the stamp duty refund and I’ve missed out on it, I am now in no rush to be in and have emailed them with a list of everything I expect to be fixed including all defects listed in the inspectors report and I’m not handing over payment til everything is fixed! Re: My build in Bloomdale- Handover not accepted ☹️ 229Jun 22, 2018 8:46 pm Today I got an email from customer service that was a bunch of copy/paste from the inspectors reports and my list of expectations with some points marked as ‘supervisor has advised this has been rectified’ and others with ‘supervisor advises this is being rectified’ but it was confusing as some of the things marked as rectified were also in the ‘getting rectified’ list so who knows what is and isn’t done. They also advised the meter box is per contract and not being repainted- which is not cool considering a) I never was asked about meter box colour in colour selection and b) the supervisor has told me at least 3 times on site that it would be coloured same as the render on the same wall so he should learn not to say things and not follow through with them. I don’t care, I can paint it myself, but the fact he said it would happen then is saying no makes me grumpy. I was also asked if I was free to walk through on Thursday next week but ‘no further items can be added to the inspectors list’ which is a bunch of crap given if I bring the inspector back to confirm things have been fixed and other things have been damaged in the process, I’d expect those items would then be fixed. I replied saying I don’t want to walk through again til all items are rectified and didn’t get a response. I honestly thought going with a smaller builder that there would be a higher level of care with the build and a higher level of customer service- how wrong was I!! I don’t know why anyone would want to go through this process more than once in their life!! We have been in for a month our front door is 6mm out. I got a man out to come and measure for security doors, he has stated he is not installing them until the builder fixes the problem. I will never build again. I truly hope you are in your house soon. I’m not sure if standards in the building industry have gone downhill in the recent years but it just feels wrong that you have to fight with the builder to get a quality house that meets standards when you pay so much for the build! I don’t want to excuse the poor job your building is doing and you should chase this to the bitter end. But just to answer your question regarding house quality. 1. Houses these days are more complex. Multiple bathrooms, heating cooling, rendering, stone bench tops, WIR etc none of this stuff was common 20-30 years ago but now they are expected at all price points. Problem is margins in the domestic building industry is poor. This is compounded by the next point. 2. Internet age allows people to compare headline specs of a home easily between builders. This puts a lot of pressure to compete on spec sheets in particular the price sensitive segment of market. In order to still make a living, builders needs to cut corners that’s not on the spec sheet. This is where the expectations of the home owner and builder leads to disappointment. The home owner expects quality job at an affordable price, these 2 things are naturally contradictory. Quality isn’t cheap. But the builder can’t cut corners on spec sheet materials as it will drive the buyer away through all that google comparison work. So they have to cut corners that’s not in the contract. 3. In order for builders in particular the price sensitive end to survive they cut corners like labour and things that’s behind the plaster and floor coverings. Quality trades are expensive, the best ones are reserved by top end builders in exclusive contracts. The middle tier has a large variance and usually reserved by mid range volume builders. Go down from there and it gets *******. SS ets split across way more jobs the lower end of the spectrum you go. Unfortunately I think your builder has let you down here and used some very sub par sub contractors. Things that you don’t see are things like timber thickness, water proofing area etc. That ceiling plaster warp don’t happen on higher end houses because they use laser leveled aluminium guide rails accurate to 1mm to long ceiling runs and the plasterboard attach to that instead of roof joists. The thing is none of this stuff appears on spec sheet pre contract and that’s where the expectation and reality clash. At end of the day it comes to $$s not size of builder.
