We had to pay a Developers Contribution Levy of around $960 (I think) direct to our council (Baw Baw). This will vary from council to council. There was also an asset protection bond that was covered in the contract. Our CRO is going to re-check the energy rating and get back to us tomorrow as it seems to be slightly off. We were expecting a higher rating than the 5.6 we have received. Unfortunately we wont get the wind rating back until after the block titles as they cant get the soil samples until then either. If someone can explain what a soil sample has on a wind rating it would be appreciated as I don't understand the connection myself. We are heading off to the home show on Friday to get some ideas and hopefully pay a deposit on the theatre system we are getting. I'm sure that we will leave the home show with plenty of ideas and a huge wish list of things we want to do once we finally get to the house. We are so close and yet so far away its killing me at the moment. Signing contracts monday and have to send them off to the broker ASAP to get the contract valued to be ready to settle. ARGHHHHH now i'm getting super scared at having such a big mortgage. Have been advised that we have a 310 day build time frame. it seems a tough long but being that we are coming into winter its probably right. Can any one advise if they have say 50 days for bad weather do they take the time off the build if there are no weather problems, or is it just you get the house in 310 days?? Actual site start was 3 March and handover was 28 October so about 8 months build time, which included some delays for rock removal & weather & time extensions for Darbecca involvement. Hi Its really getting exciting but theres kinda a downer at the same time as stage 13 titled before 12 which is causing a few dramas around the estate. Here's hoping that they can get the building valued and give formal approval before May 5th We have now started moving forward with planning the furniture and landscaping At contract signing we discussed the building allowance and when they think they may be able to get to site. at the present the idea is that they will be on site within 6 to 8 weeks of settlement so by the end of June. that puts hand over around May 5th next year. I honestly hope that the time frame doesn't get pushed out any longer. We have engaged Darbecca as our building inspector to review each stage and ensure we get a house that ftis our needs. On a totally different note I suffer from OCD and have been pretty challenging to deal with i think as i have asked a ton of questions and requested getting responses in writing. Anyway during contract signing i was asked what i do in my spare time other than uni, you should of seen the shocked look on my CRO's face when i said i have a law degree, am a registered solicitor with the NSW supreme court and used to work for a barrister in Wollongong before we moved to Melbourne. I often play dumb, never let anyone know about my life, letting them think Im just a uneducated stay at home mum. Seeing the shocked faces and responses i get when people find out i have 2 batchelor degrees and a post graduate degree all hwile undertaking my batchelor of Nursing is so funny, some people just dont get that i want o be home raising my kids while they are still young and not at school, even when they are all at school i still plan to be home as often as possible only working nights and weekends. As plants are expensive to buy at a decent size I bought 150 8" pots on ebay for $150 and then got seedlings from a seedling farm and nursery in Bacchus Marsh for $2 - $3 each. I now have ~130 plants that would have been $20 each in the back yard that will be a very good size when we move in. NOTHING!!! ok not nothing, they have taken soil samples and are awaiting engineering. The engineers need a soil compaction report from the developer so hopefully they can get that soon and we can move on. So not much progress here but we are slowly moving forward with the paperwork stage of the build. I will report back when we actually have some fun news to report. Unfortunately we have a minor hold up with something to do with water connections on site so we cant get our building permit yet. I will say Fairhaven homes have been great, they sorted the Riverwalk developer approval themselves and just advised as needed on things to change to get approval.
