New to the forum so hello all. Purchased a corner Golf Course block in stage 7B that settled Decmber 23rd 2010. Have been dealing with ***** to build the Nolan 50 with some changes. What a nightmare this has proven to be. Facade sign off with Eynesbury is impossible. Plans have been with the board for nearly 3 months and still no decision. They continue to make changes with cost blow out to meet the design requiments now exceeding $65,000. I have taken it upon myself to photo 67 houses in Enynesbury that have been build that do NOT meet the required building covenants. I understand the first 2 boards have been replaced with now the third board who asre very difficult, if not impossible. In anycase, we are looking now at going down the owner builder route as, due to "price increases" and Eynesbury requirements, the house price has excallated from original discussion of $335k to just under $600k. Interesting how ***** tried to push me to sign a contract prior to obtaining final pricing............
We made request to extend our turn soild date by a further 12 months so we can start the project again from scratch. To be fair to the board, they responded with an approval within 2 weeks.
Biggest issue we are facing at the moment is "other building sights". The idiots think it is OK to dispose of their ribbish on my block. Dumped on our block now includes a couple of hundred bricks, and metres upon metres of wet concrete that would now weigh 100kgs plus. Not the discussion with Eynesbury is "who will pay to clean the site as we have been informed that with the amount of concrete dumbed on our site will require a couple of thousand to clear before a and builder can commence on the sight.

We are building at Eynesbury on the golf course. We started with Greybox and pulled the pin just before signing the contracts. Thank GOD!!! We then went to a second builder and had issues designing the home we wanted - plus the price started going through the roof, so we pulled the pin AGAIN! We then decided to owner build and started working with an architect to develop our custom design. We love what we have come up with, but it's now been TWO years since we started down this path and it's been getting very very difficult. The last 3 months have been spent costing our the project - as it turns out and with all the regulations, it is costing us more than we first expected - about 50k more! With that said it's almost 80k cheaper than building with a builder. Also, we will be getting what we want!
So....the journey continues. We are currently working with Intellichoice re: our finance and hope to start the build in January. One of the issues we are facing at the moment is the price drop in Eynesbury......both land and house prices!! It seems that all the covenants have started turning people off building at Eynesbury as well as the lack of infrastructure (although that will change in time). We have had our land for 18 months now and it is lucky to have increased in value by 10k - an agent told me recently that people selling land in Eynesbury are having to do so at a loss. Still, our total build (including land) should be $550k and we expect the home to be valued at 650k once complete. Fingers crossed.
