Browse Forums Building A New House 1 Dec 17, 2016 8:31 pm Hi All Story so far: April 2016 - Settled Land July 2016 - Met Builder and Provided Brief December 2016 - 4th Concept Proof I have an odd triangle shaped 950sqm block. I am building a family home and granny flat. Plan below so far. Comments: 1. Door to be added to pantry 2. Solar Tubes to be added to ensuite toilet, powder room, WIR - consider upper living room?? 3. Bedroom 4 wardrobe to be moved to wall side (will allow 2 single beds against window) 4. High slimline window to be added above bed in bedroom 3 5. change large window to two narrow windows on street side of media room Builder has recommended adding extra toilet in upstairs bathroom I am having issues with ensuite shower - due to the WC being a cavity slider, cannot put showerhead on wall backing WC, instead recommended on wall backing kitchen. It will be an open frosted glass panel (dark like coming out from WC. Am thinking of changing door to WC into frosted swing and put showerhead on wall backing WC. Re: My New Build - Waiti 2Dec 17, 2016 9:13 pm hi kiwiora, that's a massive house haha. much bigger than the standard ones you see on here! very interested to see it once it's finished! if that 1221 sliding window is the only window to the upper living, then i'd consider a solar tube, or another window. bit concerned of the lack of light in the main bedroom too. possibly another one in there? not sure if i'd go with another toilet upstairs. i'm assuming you'll be accommodating quite a few people, and if the builder is suggesting to replace one of the vanities with another toilet then i wouldn't. there's another toilet a short walk down the stairs if on the off chance the one upstairs is already being used. two vanities would be pretty useful in a house of this size. could always flip the shower and wc like this? Re: My New Build - Waiti 3Dec 17, 2016 10:03 pm Hi Innerbloom Thanks for your response I think the only thing about changing the toilet and shower around is the towel rail is now on the other side of the room (instead of right there as you step out of the shower). Yes, it is rather large - I waiver between ridiculous, and knowing it will be my dream home and should sell quite easily later on (or provide me with an income). My mother will be living in the granny flat. I'm really undecided around the extra toilet. I'll probably very rarely go upstairs, but I need to consider the family that will eventually buy the property. I don't understand yet the numbering around the windows - however as I understand it the landing of the staircase will be predominately windows. I agree, I think I'm going to put a Solar Tube in there. Unfortunately due to the linen cupboard, as well apparently the roof line of the lower level is such that he said I can't put any window there. I'm not looking forward to the cost coming down once we've finalised the design. Fortunately he's an independent builder and most of his finishes are to a high standard with little need to upgrade. Re: My New Build - Waiti 4Dec 18, 2016 8:22 am I would definitely be sitting down when your quote comes back. A couple of things to I noticed ; I would consider moving the laundry door to inside the butlers pantry. Moving the theatre rhs wall in, as I feel it bottle necks between that wall and bed 4. I also feel like the front window in the the theatre room really restricts where you can put your TV. Maybe a double hung on either side would work better. The toilet in the granny flat is small, I would consider moving the door back to the linen to make it a room. In case anyone in the future has a walking frame or wheelchair it will make access a lot easier. I love big house designs. Re: My New Build - Waiti 5Dec 18, 2016 5:45 pm Thanks for your response, Craigasaurus. Notes about the Theatre wall and bed 4. I'll mention that to the builder. I have already changed the one window to two smaller ones on either side Good point about the toilet in the granny flat - I'll mention that as well. Can you talk me through your thinking as to why to move the door to the laundry into the butlers door? I really have no idea of the cost of this thing. I'm taking bets, though. What do you reckon???
