I was relieved but confused because I was expecting like a 30-page guideline like what I have noticed with my other friends who are building. Their guidelines as follows: " 1. CONSTRUCT THE SIDE WALL OF THE FIRST LEVEL OF ANY DWELLING ON A CORNER LOT LESS THAN 900mm FROM THE GROUND LEVEL WALL THAT FACES THE SIDE STREET. 2. CONSTRUCT ANY GARAGE LESS THAN 5 METRES FROM THE ROAD ALIGNMENT AT THE FRONT OF THE LOT. 3. DEVELOP ANY LOT WITH A WIDTH OF 10 METRES OR LESS AT THE LOT FRONTAGE WITH ANY GARAGE OTHER THAN A SINGLE GARAGE WHERE ACCESS IS PROPOSED FROM THE LOT FRONTAGE " This by the way is termed as "Restrictions" in one of the files given to us by the developer's agent. Is the term "Restriction" synonymous with "Design Guidelines"? Coz I have asked for one from the developer's agent, and he pointed this out to us. Not sure if we were on the same page or not? I thought if the estate only had very minimal design guidelines then maybe there is a general one from the council?? So I actually emailed the customer service of Whittlesea, and they came back to me (rather quickly surprisingly *thumbs up*) stating that the design guidelines are set by the estate developer. So I am confused... where do I get one? I am looking at house layouts and thinking of maximizing the width of our lot. I don't know how much distance is needed on the side of the house from the side fence, this was what I wanted to know. And I thought this is one thing I could find in the design guidelines?
