We are a category 1 acoustic block therefore we require additional stuff to make it sound compliant- we are near a train line. We were told that it was extra insulation. When I asked the SS to ensure it was done, he informed me that it's not insulation, it's sarking and some kind of siliconing to the windows. **now enter dilemma** So glad I went to the house in the dark yesterday. Today the ceilings were plastered and bricking commenced. Today I would not have been able to see that there was no sarking! So the roof was completed 2 ½ weeks ago and only now have I realized (because wall insulation is due) that my mandatory upgraded acoustic requirements have been missed! $2,900! It makes me wonder that if I didn't pick this up and report it, would it ever have been picked up? Apparently the roof installer had sarking on their job order but didn't install it. Now the SS is waiting on their alternative offer on what they are going to do to make up the required acoustic specifications. Iv emailed the office asking that they send me detailed information on what us being offered because if we don't feel it's sufficient or worth our $2,900 , we will be requesting they remove the roof and install the sarking as requested. This makes me very cranky. What are all these people being paid for? Building a house is a lot of money and it's not something I take lightly. I expect to get what I've paid for and is disappointing that things are being missed so early in the build. If I wasn't checking stuff so closely, how long would it take before it was noticed. Not so excited about having to peer through windows to see it. I hope my tradies start doing weekend work so I can check it out. Either that or leave a window open for me... So they send the invoice for the enclosed stage. I send them an email saying I will be withholding payment until the issue with the sarking is resolved- either by providing a suitable solution or removing the roof and installing my sarking. Wow! After weeks of asking and being given what felt like a fob off, we have an answer! It's funny how things happen when you use money as an incentive! There was some back and forth. No apology. No ownership of their mistake. We were given a choice: An upgrade of 4.1 ceiling batts from the standard 3.0 batts. Or a refund of the sarking portion of our acoustic allowance- $1,071. Sarking was no longer an option. They got us on a technicality because it hasn't specifically stated in our agreement exactly what made up the Category 1 Acoustic Allowance extra. The "building in a noise corridor" code stated use x materials or builders materials equivalent to the Rw rating. Originally the just email saying the acoustic assessor says 3.0 batts will meet requirements but this is what we will offer: upgrades batts or a refund ~ no particulars on specifics ~ just make a decision and let us know so we can order today. So I ask for specifics so we can do our research. 4.1 batts or refund of $1071... this response and my research resulted in a lengthy reply to the office manager and director of CMA to explain my unhappiness. 4.1 batts would absolutely solve the noise issue. But it creates another issue. We have a wallaby roof so solar absorption is within the dark roof category and will therefore hold more heat. Insulation requirements for this roof type would require a 5.0 to provide energy efficiency and comfort in the roof space but sarking would also be involved. Long story short (er), I pleaded my case, laid out the facts, spoke like I knew what I was talking about and negotiated the upgraded insulation (for no extra than what was paid already) and 2 whirlybirds installed at no cost to us to provide ventilation in the roof space. I may have also brought to their attention there has been no apology or ownership of the issue they have made. That I had to bring this to their attention and then was delayed with excuses when I wanted a solution until the prospect of not being paid was put on the table. I told them their customer service sucked and they were making me question my decisions and future integrity of the build. We pay these people a lot of money and have faith that they can do their job and supervise the build, manage the build, work from plans. But it seems we need to be constantly on the ball and play foreman alongside them. I wouldn't build again period but I sure hope these guys pick up their act on the customer side of things because they could be a wonderful company if they changed their mentality! Ok, rant over. Even though all this has been happening, progress is still continuing in the background. Rendering has started (despite the rain) and we have tiles delivered. I wonder if I'm going to have to chase up my tiler appointment myself also... Kitchen hasn't arrived yet but this doesn't surprise me due to the rain. Husband is going to check it out and report back this arvo. We've spoken in the past about this, and I am quite upset that I feel like I am project-managing my own build, yet paying them to do it. But I've decided to just deep breath it and continue checking everything as I go, because in the end I want an awesome house and I know they can deliver it, as long as I stay involved in the build. Like I said yesterday I am so happy you got an outcome/compromise you were happy with in the end. It wasn't what you wanted, but it was the next best thing you could have hoped for. And the rendering has started, woohoo!!!! Your house will look so different once it's done. We will have kitchen cabinetry against this wall but I'm concerned about future movements or sag of the cupboards. SS advises me this is standard after telling me that all his other builds have had joinery installed first... Has anyone else come across this? Yeah the off center drain would bug me.. but I love the niches. Luckily it isn't as noticeable once the grout is in.
