Browse Forums Building A New House Re: Anyone building in Plenty Gorge Views estate, South Mor 61Oct 10, 2017 11:56 am Hello dear neighbors, It is so annoying that they keep pushing the timeline. They don't care about all our plans and conditions and problems we may face.I am really sick of getting stuck at this stage and see no progress. It has become like a nightmare that I feel never comes to end. They have to give us a detailed explanation about this frustrating situation. Re: Anyone building in Plenty Gorge Views estate, South Mor 62Oct 10, 2017 2:09 pm Hi neighbours, So after a lengthy conversation with David at moremac my husband hasn’t been able to get a date for completion however has been at least given more of an explanation. Because plenty gorge views is not a “big” project for moremac the chose to use a smaller contractor that came back cheapest. They had never used these contractors before and are apparently never going to be using them again. It had been moremac at the mercy of these contractors that have sent them false timelines again and again. The only positive is that I do know someone that use to work for these contractors and although they take far too long they do a very high quality job. We were told there should only be three days worth of work left to be completed but can not confirm when this work will be completed Re: Anyone building in Plenty Gorge Views estate, South Mor 63Oct 10, 2017 2:10 pm Did everyone get the update? How does everyone feel? Is everyone paying Metricon per month they haven’t started building? This is ridiculous do we have any rights? Tori Re: Anyone building in Plenty Gorge Views estate, South Mor 64Oct 10, 2017 2:13 pm So in our land contracts it states that they have two years to complete site works, so essentially no we don’t have any rights. Our fixed price with Metricon ended at the end of June so our price has risen every month since then. I have the contractors number and will be calling them this afternoon and expressing all of our disgust. Re: Anyone building in Plenty Gorge Views estate, South Mor 65Oct 10, 2017 2:15 pm Hi alysha Yes if you would please put forward that we are all disgusted in this... this is our lives that are being ruined being told lie after lie after lie. Could you please let us know what they say:) cheers Tori Re: Anyone building in Plenty Gorge Views estate, South Mor 68Oct 10, 2017 2:35 pm I know, which I unfortunately am inclined to believe him that it is the BS he is being told by the contractors as at the end of the day it does not benefit moremac in the slightest to delay settlement as that is when they get paid too. I have just tried to contact contractor foreman and the director of the contracting company. As soon as I hear back I will let you know what their explanation is. Re: Anyone building in Plenty Gorge Views estate, South Mor 70Oct 10, 2017 2:50 pm Hi all, Moremac rep. can only came up with apology and talking about legal actions. They do not accept the responsibility of terrible managing situations in one year. It is really frustrating. Who can rely on their completion forecast in the updates anymore? Re: Anyone building in Plenty Gorge Views estate, South Mor 71Oct 10, 2017 2:54 pm Alysha I know, which I unfortunately am inclined to believe him that it is the BS he is being told by the contractors as at the end of the day it does not benefit moremac in the slightest to delay settlement as that is when they get paid too. I have just tried to contact contractor foreman and the director of the contracting company. As soon as I hear back I will let you know what their explanation is. That's a good idea. Then we get an understanding what is really wrong here. Re: Anyone building in Plenty Gorge Views estate, South Mor 72Oct 11, 2017 10:43 am Alysha So in our land contracts it states that they have two years to complete site works, so essentially no we don’t have any rights. Thanks Re: Anyone building in Plenty Gorge Views estate, South Mor 73Oct 11, 2017 11:39 am Hi, Unfortunately I am yet to hear from the site manager and have left a message for the companies director. Going to give them the benefit of the doubt today but will call again tomorrow if I haven’t heard. Without being a tradie myself it would be a guess but I’m thinking their response will be they cannot finish until they have three days of consistent dry weather to lay the asphalt. I going to let them know my disgust that David had sent me their timeline which they submitted showing a time two lay asphalt of two days which was supposed to be done August 10th. I know it’s very frustrating but we’re so close to the end now. Metricon has assured me they still open over most of the Christmas period and so building doesn’t get affected too much by Christmas. As soon as I hear back I will let you know Re: Anyone building in Plenty Gorge Views estate, South Mor 74Oct 12, 2017 2:22 pm its an absolute joke that its taken this long. I can understand moremac were given dates by the contractors, but also if they never were going to get the work done and had an idea of that the comms could have been better towards all of us paying our hard earned cash to our builders so we can at least at the minimum plan for it to be delayed.... have heard one of the moremac guys here as well lurks in the forum - so if they are reading this........ Re: Anyone building in Plenty Gorge Views estate, South Mor 75Oct 12, 2017 4:09 pm Hi guys, Sorry to say but not surprising. Left another msg for the contractor today with no response. I’m glad to hear moremac might be lurking on here. Hopefully it will make them change their ways going forward and not sacrifice customer service in order to make a couple extra $$$. I don’t usually leave google reviews but after this experience I think I will start. Re: Anyone building in Plenty Gorge Views estate, South Mor 76Oct 12, 2017 5:12 pm Alysha they won't respond to us. But it's good to chase up. I am really wondering, can't Moremac do anything to push the contractor??? How is it possible that they don't explain the reason of their delay to the project manager. What if the contractor continues this way for the next two month? Then what happens? This is all because of Moremac mismanagement. Re: Anyone building in Plenty Gorge Views estate, South Mor 77Oct 13, 2017 1:09 pm Hi all, I have also had a heated discussion with David earlier in the week. It's quite ridiculous that a land development can be so poorly managed and so poorly executed by a company that does nothing but develop land. And weather delays are not a valid excuse in my book. The contractors are well aware of the season in which they are working and the weather conditions have been entirely average. Moremac have stated they employed under resources contractors because they were the cheaper option, which has proven to be more costly in the long run. And from what I was told, they will be taking legal action against the contractors to recoup some of their losses. I pointed out I expect a percentage of this to be passed on to us. For those interested, apparently stage 2 has sold out and we're sold at 10% more than stage 1. And HHome, I also asked what is actually being done, like phycially being done, not just idle talk, to ensure the contractors will be completing the work from here on out in a timely manner, and the answer was basically the same as previous. They have come up with a new schedule of works, but it all depends on if they can get it done. So in short, nothing. But waiting and reacting. On another note, does anyone know of the developer guidelines on fencing? Colour bond or timber? Re: Anyone building in Plenty Gorge Views estate, South Mor 79Oct 13, 2017 1:34 pm Our estate doesn’t have any developer guidelines so it’s entirepy up to you. We are going for colourbond for the longevity and look. Funny you say more has told you they will be taking legal action as we were told the did want to do that and slow us down. And on their website it states stage two release soon? I honestly think both parties are full of s*#t and neither should be used again. I hope they don’t stuff up stage two so badly that we have site works going on right next door for two years. I’m going to be waiting until early next year to be sourcing quotes for our colourbond fencing but will most likely go through the same people that replaced my parents fence last year he was very reasonably priced. Might be able to get a competitive price if there’s a few properties to be done in the estate?
