Browse Forums Building A New House Re: Building Lexington 240 21Nov 29, 2016 6:18 pm So we added a tower of 4 drawers and 3 shelves into beds 3 and 4. In bed 2 our guest room we just had 4 large shelves. In the master dresser we a second shelf above the main shelf which we may yet live to regret as it's only 30cm space between the normal shelf and the one above and then another 30cm to the roof. We also made part of the shelving double hung for shirts. That's just in the left and right as you walk in. All in white melamine. Re: Building Lexington 240 22Nov 29, 2016 6:56 pm Thanks! You got a lot more detail than us. This is all we got, and I had to push for that. I wanted a record of the changes we asked for, they said they don't normally draw them. We added double hanging to 2/3 of the master, raised the shelves of the linens so there was more room for heavy or bulky stuff on the floor of the WIL and shoes in the linen, where we also added a hanging rail for coats. I'm thinking now the gap might be a bit tight, but I needed to be able to access the top shelf through the 2400 door. I should have had my husband stand under the shelf to gauge the height, he is my 6 foot measuring stick! I remember with my plans I had preliminary plans some of the detail was missing for robes, slab and baths etc. once I got the final contract plans there were some extra pages covering these things. I had seen them on the finsbury display plans so i told them to just copy the dressing detail from there. We didn't get any dimensions though. Re: Building Lexington 240 25Nov 30, 2016 6:42 pm A bit more progress - more photos courtesy of TechAU! The building frame looks to be finished completely albeit no windows as yet but they should arrive soon. I believe they have straightened it all up (plumbed? i think was the word the SS used) now. Its good to see the "Lumeah" portico taking shape. The c-channel beam holding it up is a 250mm profile. When complete, the portico ceiling height should be 3200mm, about 650mm higher than the internal ceilings which are 2550mm (8 feet 6 inches). The front doors will be 2340mm high and 800mm wide with glass insets. Thats higher than a normal house door but the same width. There will be 2 matching doors at this width and no fly screen. We have never had double doors before and never not had fly screens either, so will have to see how we go! The doors will go in the big opening just on the left of centre in the last picture. We saw that raised-portico, big-door look on a few display homes in White Box Rise Wodonga and quite liked it. It felt grand to us. We have asked Kings for photos like that of the display and they don't have them, its insane. That really helps us visualise it a lot as the house we are building we have never actually seen! You would think it would be easy enough to have the sales girl take some snaps on her phone and email them to you. I just read your upgrade list again, your shower shelves, I assume you aren't talking about niches? They wouldn't do shelves for us. I was told we'd have to do them after handover. We started with the niches but decided they were too small and I was told they only do that one size. I later found out from another sales person that she gets estimating to price custom sizes all the time. By that time I felt we had spent enough so I didn't follow it up, that is now one of my regrets. The other big one is not making the kitchen overheads taller normal doors. I didn't even ask, I assumed bigger cabinetry meant big $$$, but I later saw the upgrade document for another allure display and they were cheap. I just wasn't sure if those big pump bottles of body wash would actually fit in and decided they would probably end up on the floor of the shower anyway. And then the cost... my thing is that everything has to match so that the kids bathroom would need one too so the money was better spent elsewhere. Our goal was to keep the spend with Kings limited to $320K. We got the mizu shelf for $78 and it should match the rest of the mizu items in the baths. At the same time we also realised that we allure range had no hand towell rings either, so we added them for $63 each. We also went double double-towell rails, one above other other. In the end we went through our current house and ticked off everything we saw on the contract spec to make sure nothing got missed. So yea i think we have same pet peeve here. There are hundreds of options that are possible but very few got explained to us. Kings really need a proper list detailing all the things they can do so that you can get the ideas going. It wasn't until we saw the contract for sale for the display Lexington we realised what was possible but we managed to get a few ideas in as it was just before our color consult. I completely agree that their options aren't clear. After talking with metricon first I asked kings for a brochure of standard inclusions and upgrades and our sales didn't think they had one. We liked that there was zero pressure to upgrade anything however nothing was offered to us, if we didn't ask about it, we didn't know about it. That was frustrating. Good news is that Basalt and Surfmist go great together. Bad news is half the neighbours had the very same same idea. At least we will fit in! About halfway through admin we got another document called "Allure Collection Standard Fittings & Fixtures" which is an 11 page PDF and quite handy. We only saw it about halfway through contract prep though, but it covers the standard inclusions and has a picture for each thing. Yea i found bathroom upgrades quite price competitive too, or maybe that just means Reece just overcharge the general public, i don't know. The one thing i found quite expensive was the downlights. At $145 a pop they are not cheap but the challenge is that if you don't put them in during build but rather opt for later on, you end up with the builders lights which have to be patched over. I guess its all about finding the right balance of laying out the options withput being pushy. The garage floor sits 63mm lower than the FFL in the rest of the house. The formwork in the concreting stage to achieve this was placed a little too wide. This has caused the load bearing wall between the garage and the entry hall to overhang slightly. It's noticeable in this picture but I could have gotten a better angle. Good at least is that it means the walls were done straight by the framer and he didn't just perpetuate the error by moving his wall to suit. It's fixed with a beam or bracket to come later on. When we signed it was the Ideal Standard tonic, it has since changed to the Porcher Cygnet (I think shown in the powder room photo above). The inclusions only say back to wall close coupled, so they can put in whatever they want really. The taps have also changed away from the Milli Glance. When I found out I negotiated to have the standards at the time of signing added to our contract. I was willing to accept the toilet change but I wasn't going to budge on the taps, we really love the Glance, it was one of the things that drew us to the house. I do wonder what other changes I have not picked up on. Roof looks great Nico! Basalt is very popular in our estate too. Thanks for your reply. I will just wait and see I guess.
