Browse Forums Building A New House 1 Nov 23, 2016 9:27 pm After checking out everyone else's builds we thought it was about time we started our own up. Now I'm not sure where to start lol. While our build has begun, we have a slab, timber and bricks have been delivered, it has been a very long wait to get to this point. Desperately waiting to see it all come together. We searched for a house for around a year in the Tea Tree Gully area wanting a traditional sized block. Because of the older area most of the house are very boxy and small. After not having much luck we considered building once we visiting the Willaston display in Mt Barker. We're building the Willaston through Statesman in Tea Tree Gully SA. 4 br, 2 living and 222sq mtrs On the 16th Dec 2015 we purchased an old house on a 700sq block. Got married on the 16th April 2016 so rented the house out to let ourselves enjoy getting married without the stress of building as well Rented the house out until May 2016 Demolished the old house 15th May 2016 Since then we have waited, and waited, and waited. Of course we built during one of Adelaide's wettest winters ever!!! And we seem to have clay meaning we had a puddle the size of a swimming pool so we couldn't begin for months. Timeline of Build: 18/07/16: Released to construction 28/10/16: Block levelled and compacted 3/11/2016: Footings dug and soil removed 4/11/2016: Plumbing and pipes laid 6/11/2016: Plastic laid 7/11/2016: Steel and mesh laid 8/11/2016: Slabbed!! 18/11/2016: Bricks delivered 21/11/2016: Timber framing delivered 24/11/2016: Windows being delivered Some pics so far... The floorpan. We have made a few small adjustments. The back living room has a 4mtr door opening out to the backyard, we removed the back set of opening doors in the living room and replaced them with a window, and have extended the garage width by 1mtr. Or spoken to any contractors to hear how long they are shutting down? I am hoping that because of all the rain we have had this year we may not have such a long shut down Our house is flying along now that they have started. We went past last night and in one day we had the whole frame up bar the roof. And all windows have been delivered. Cant believe it!! I was wondering if you or anyone else reading this decided to use a different colour laminex on the kitchen cupboards than they had on display. I have picked a different colour and they are charging me $800 more for a different colour. Thought that was a bit steep, considering its just a natural finish. Im also doing floor to ceiling tiling and they are charging me an extra $4000 to do so. Even though I have already have the 1200mm tiling in the quote. Did you have this cost. I knew it was going to be extra, just thought that was a bit over priced. Otherwise the consultants all have been great. No problems so far! I'll post a heap of photos shortly. We did the standard white cupboards for the kitchen as we were happy to do white. I really wanted the Shaker style cupboard doors with the pushed in centre with boarder around the edge, but that was thousands to upgrade. We also wanted timber front windows but the cost was crazy. We have upgraded our front windows though. One great suggestion is to get the bathroom cabinets recessed (the kickers I think they're called). Makes it look like the cabinets are floating, and cost $30 or something silly. When I post photos I'll try to remember to include some more detail regarding our upgrades. Also, didn't bother to increase the height of the tiling as we weren't too fussed. The only place we did so was in the main bathroom toilet, up to 1.2, as it was suggested to keep dirty hands off the walls. Makes it easier to clean I think that just in the loo was another $500 from memory, and we are doing large 600x33 tiles, so really, wouldn't think it warrants that much money HFBMPC Hey BuildingBerries! So exciting to see. We increased our roof pitch to 25 degrees and so glad we did! It makes the house much more impressive from the street. Photos really don't do it justice. As mentioned, we payed quite a bit to get these. Statesman don't allow the use of bricks which need to come from interstate, so our first choice was an interstate brick, our second choice turned out to be an interstate brick. After that we were pretty frustrated so we pushed and got told no, so we kept pushing. Eventually they agreed but it cost us about $7k extra. We really wanted a textured tumbled look brick without it being typical red cottage looking bricks. Our bricks, facias, gutters etc, and front porch tile. This is actually the original letterbox from the old house we demolished, it is very different, and quite large. It was green, rusted and bent. That would be an awesome start to the new year It's amazing how quickly the build progresses once they get going. Within one day we had the frame complete, and today, a ROOF!! We chose Colourbond Gully, and Evening Haze facias. Very happy with our choice so far. The roof looks awesome as it almost changes colours dependent on the angle and light. Tomorrow the bricks begin. Unfortunately I can't see your pics Re: Willaston by Statesman Homes SA 16Dec 17, 2016 8:24 pm Since our last post things have been moving along nicely. The house is half bricked. Our bickie is working and bricking the whole house on his own! We don't mind as while it's slower, it is very neat and consistent. He plans to have it finished by the end of the year. We have also had all electrical and plumbing done, the gyprock finished and flushed, and cornices and skirting have been delivered. We upgraded skirting/architraves to 70mm, and also upgraded our cornices to a 90mm decorative cornice. The front door frame arrived, but, it was left out in the open before the roof went on. After more rain it ollected water in the sidelights. The frame was installed but looks quite weathered. Therefore, we were happy to see a beautiful brand new frame was delivered. While gyprocking, the tradies moved the new frame out into the open!!! It has since rained twice again Not sure if we will get a third frame lol. I hate to think how much wastage occurs with the different trades taking little care for the other trades materials. Today the bickie has said the internals have been flushed again, and believes all the external doors will be installed this week, meaning we will be locked up for Christmas Way further along than we expected to be by now. Statesman have advised they will be closed up from the 20th Dec to 16th Jan but trades are free to work through as they please. The build has absolutely flown by and we are actually doing or walk through in exactly one weeks time. Very exciting! The dining table is from Early Settler.
