We also have the plans for the Grandview 36, as we almost built it before! I really love that house... love the idea of having the 3 bedrooms to the front, very suitable to our block, as our front is facing South. I agree that the pantry of this house is to die for!!!!!! Very huge! And we really love the master bed.. just enough space (not too big/small) and has lots of spaces for clothes (WIR and BIR!). As far as I can remember, we removed the Leisure area and made the 2 bedrooms and laundry bigger. ----------------------------------------------------------------------------------------- Built the Nevada 42 Next project - landscaping! A common theme with this house seems the be the desire for a powder room to the rear of the house.
We actually didn't need to do a whole lot of structural stuff, it was more just playing around with what was already there as the plan really suited our needs. If there had been a bit more in the budget....well!! But I do have a long term plan for the house so we'll see. I'd love to see your plans from your never-to-be-built Grandview at some point! DH was the one who drew it in CAD (he's a draftsman) and I just gave him my ideas of what I want/need. Will post it later. Hmm.. never knew that you also thought of building the Nolan! We also considered that before! hahaha! Love the plans. greta minds think alike. I just suggested to peter the type of thing you have done in tha hallway. I know it has already been suggested but I really wish we had put a basin the the toilet. My Mr 6 & 4 could have done with the reminder. Only other thing get them to remove the wall inside the cupboard in bed 4 and you can use the alcove for more storage. Should be able to do this onsite. If you extended the garage wall to run all the way down past the sitting room and family room you'd create a whole new private outdoor area. This could be a rock garden, fernery, outdoor display of some kind, or even an enclosed play area. It depends on orientation on how well this would work, but at the very least it would be an excellent extra sound barrier to the neighbours. Do the hard jobs first. The windows from the family, sitting and rumpus will look down a hill to the golf course and across a small valley to other hills. It remains to be seen how built out we'll be by next door, but at this stage we want to keep that area clear in the hope we will see something. My sources tell me next door will be a single storey, so fingers crossed. I'm planning on having a low ****** native garden out in that area. We will have approx 31m from the alfresco to the back fence and we have beautiful gums at the back of the block. I'm thinking of making a really informal, rustic chill out area up under the gums. I do agree about courtyards though, and they really suit our estate as it's got a Tuscan theme. If our view does get completely built out it may be something to look out further down the track. The estate is called Hidden Valley at Wallan. (or as I just found out, technically Wallan Wallan )It's around 1000 hectares and there will only be around 900 blocks and they are organised into villages. The blocks range from around 400m2 up to about 10-20 acres. So there's heaps of open space. It doesn't feel like an estate as such.Our block is 1639m2 and for the price we paid we would get about 650m2 - 700m2 in Craigieburn which is 10 minutes away. With three big dogs, it was a no brainer to go a bit further out to Wallan. I also dig some internet searching and most of the land between Craigieburn and Wallan (Kalkallo, Beveridge) has been snapped up by the big developers (Delfin is the big one 20,000 lots apparently ) so Wallan won't be country for much longer. Our estate can never be further subdivided so it may end up a good place to have a big block. By the way, the Delfin development is to be called Lockerbie. It's pretty much in a flight path for Tullamarine. Is it just me or is this really wrong? Jo I leave you to fend for yourself, figure things out yourself. However, I do have to say that your design is really not good for the block orientation, with no living areas on the north side of the house. The alfresco area on the south side will be unbearably cold for at least six months of the year (assuming it is not a clear roof). Remember that Wallan does get very cold and don't underestimate the power of the sun to provide free heating when you need it most. For example, I have only fired up the heater during the day in our living area (faces ENE to NNW) 4-5 times so far this winter. With such a deep wide block you could build with living areas towards the front and the garage at the side/back of the house. With your current design, consider double glazing your windows (if you aren't already), particularly on the eastern side to make the most of the winter sun. Our meals area faces ENE and the double glazed windows act like an oven on a sunny morning - it gets toasty warm very quickly (needless to say, external blinds required for summer!). Any chance of swapping blocks with the other side of the road for the perfect combination??!!!! Even if the views are built out from the house we'll have them from the backyard. The blocks on the other side of the road were cheaper but only 1000m2 . Otherwise we may have done that. But we do like this particular block as we have a six metre easemant between us and one neighbour and a horse trail at the back of the block so the block actually feels much bigger than it really is. Also our block has lots of trees which we really like. Living areas at the front weren't practical for how the house will be used (I like to be visually connected to the rear for child/animal reasons) but we have double glazing and good insulation, solar hot water and we will have reasonably big water tanks so we are trying to compensate for the bad orientation. The alfresco with three sides we are hoping will hold a bit of heat from an outdoor heater more than a really open one. We were really aware of the orientation when purchasing but I guess there's no block that has everything. Jo I leave you to fend for yourself, figure things out yourself. You have a great size block though, wish we had that much backyard for the vegie garden. I can remember getting a phone call from my husband at work saying there was a block available in town and immediately looking up the council map data to see if it faced north enough for the various plans we liked! Not quite, but luckily we only needed to adjust a few things. Building is sometimes just one compromise after another! I wouldn't worry too much about not having an ensuite. We lived in a house for three years and had to go downstairs to shower. Upstairs had three bedrooms, bathroom with bath, toilet and hand basin and downstairs was a bathroom with a shower, toilet and handbasin. We got used to it quickly!
