This is it! There's been a few changes from this. Still awaiting final plans. The sink in the pantry is actually a full size double one with a drainer. The internal door from the garage now swings into the garage. Bedroom 4 now has 3 robe doors and the sitting room now has big double doors. Note this is the wrong facade. Hopefully the new plans will be right. I went a bit nutty on the cupboards as well. Four linen cupboards. Bit late for changes , but what do people think? I love all the storage and the layout is very functional. Only thing that strikes me is that the dining might be a bit dark, depending on the orientation - which way is north? That pantry is to die for! Re: What do you think of the plan? 3Aug 10, 2008 12:42 am Hi amilelka,
The front of the house faces north which is not great, but we traded perfect orientation for views. The block is 25m wide so we were always going to struggle to get light in everywhere and have a house that sits nicely on the block. But it's only the dining that potentially has a light issue and we thought that's probably the room where it matters least. The main living areas will be light. Also there is a few of these (different sizes) on display here and I've been to the ones where the rear faces south and turned off all the lights and it's not too bad for light. nice big main bed. and the 2nd bedroom I assume is your Mums? I like that the powder room is near your bedroom and the entertaining area rather than near your sons bedroom. Can't wait to see the elevations and your final plans. Glad you figured it out. Will there be a skylight in that WC so that you don't have to turn on the light every time you want to use it in the daytime? Don't worry about so many linen cupboards - I have 2 x 2-door linen cupboards, under-stair storage, built-in cupboards in my laundry - you can never have too much! After 4 years - we're in! No actually I'm going to go into bedroom 2 so I'm down near DS. Mum will be in the master, but I'll just use the ensuite. It really doesn't worry me to do it that way. We thought about putting an ensuite where bed 2 robe is but decided against it. Not having an ensuite doesn't really worry me. I keep telling her i'll bump her off soon enough. Part of the reason this plan appealed was because if DM ever loses ant mobility the house is set up so that she will have easy access. I've noticed that in a lot of M3tricon homes the toilets are "internal". Where I am now is like that and one advantage is the fan goes on with the light which can sometimes be a lifesaver. The basin is a bit far away I guess, but usually when that toilet is used the person will be heading back to either a bedroom or the playroom so past the bathroom anyway. DS is actually really good with washing his hands. The only other option would be to put a small handbasin in the toilet itself but I personally don't like them, hence all the trouble to put in a full vanity near the the third toilet out near the laundry. Do you intend dedicating one of the rooms as a Study? We will be using the Leisure room in ours as a Study but unlike yours it opens directly on to the kitchen/family area so we can keep an eye on things. Geoff - Decophile. DS is pretty responsible on the computer but I'll be around a lot.
We also will a have a data point on the island bench in the kitchen and in the leisure room for the laptop so I'll make sure he is using where I am most of the time. The island point will be handy for helping with homework while preparing dinner and ok, let's face it, for being on homeone while preparing dinner. I think it deserves something much more spacious - in keeping with the rest of the house.
I'd slice some space off the triple garage and give it to the entranceway. Do the hard jobs first. We considered this (the entry is 1750mm wide as is) but decided we probably needed the space in the garage more. The garage couldn't be widened anymore as the building envelope is 21.5m wide, the house is 19.55 and there's 2m water tanks on the side of the garage. Otherwise the kids dirty clothes will need to be moved through and around the kitchen. That would leave Bed 4 at about 3m x 3m and that isn't workable for us as we need at least double in all rooms. Also I'm building with my mum and her area being seperate from our area is good. A hamper in the bathroom is probably a good idea though. You are going to have such a wonderful home with all those colours you have chosen. You know what works best for your family and I gather like everyone here, hours and hours of work has gone into your plan. My comment would be the size and function of the family room. It looks quite small, sitting in between a fairly spacious theatre and sitting room. What are you going to use it for? As it is part of the open plan part of the house, I think it needs to be more open and flexible. I would push out the back walls of theatre and bed 1 and push back the theatre room internal wall, this would give you an extra metre or so of space. When we changed the rumpus to the home theatre, it was extended into the family room and we were unsure about this. I was worried the family room would be too small as well. But the theatre won't be a theatre as such, it will actually have a bar across the far end of the room (after handover) as well as a TV room so it sort of needs all the space. And the sitting room will be a library with book cases all around (except for the wall between the windows where the desk will be) so it needs the space as well. Also the little bit of wall of the sitting that sits opposite the kitchen is handy. It will be all blackboard for recipes, messages etc. The actual dimensions of the family are 4870mm (between sitting and rumpus) by 4640mm (same depth as sitting). I think it's workable.
