Browse Forums Building A New House 1 Nov 19, 2016 8:26 am Hi All So we've met with RAMS and are super excited to be able to start looking at options for our very first home. Few questions come to mind: 1) Anyone heard of/built with Emjay Homes? Their stnd inclusions look quite good, as do quality from what I can see. We're meeting Josh next week at a lot that is building an "August" home too the frame will be up for us to wander through. 2) Gas v Solar - they include gas cooktop, but we are thinking of going electric freestanding - where we rent now, we have solar HWS and this has suited us just fine, but looking at swapping the gas system in the build for a solar with backup, as opposed feeding in...thoughts? 3) Aspect of a lot. Design we're looking at has main room at rear of house, but side window (the ensuite and wir are the back wall) and front of house is the DLG and study. Most lots on the plan seem to run e-w, w-e, so I'm a bit confused if there's a more ideal aspect I should be looking at? My favourite lot thus far is opposite a park, and backyard faces sunrise. I *think* this is more ideal as it means we could entertain in the arvie's without blinding sun? Look forward to meeting you all on here and watching your builds!! I'm not sure on aspects either I'd go with your park views over east/west thoughts as resale would be best and great for families. Where about is Riverbank? Or did you mean Riverparks?(we are building there with Gj) Post pics of your plans if you have some in mind? We went gas hot water and cooktop- mainly because it was included but b people rave about gas so we got the 900mm cooktop and oven. Water wise gas is pretty good no delays on cold days waiting for the booster to kick in but solar for power would be awesome one day! Apart from those changes, we're going with the plan. Can you block the garage rear door and build the butlers out that side slightly and get one of those windows along the bench line in butlers pantry? Like it fill just that corner where the door is and to meet the existing window? This way you don't lose any garage, but then you will prob have to move some items on that wall... hmm if money was endless!! The study is a cool touch What size block will you be getting? Trying not to touch the roof line/boundaries too much. Interested to see how much our changes will actually cost. Emjays found us a deal for 5kw solar for $3990, which is great compared to the 3kw i got quoted for $4k. Block is the 320m2, not big at all, but gets us in the market. The block I've got my eyes on is right opposite the park - emailed developer tonight to confirm - WOOH! Oh that sucks well good luck with the hunt as long as your work can move with you I'm sure you can find cheap land. Me I'm tethered to the city so this is as far as we will go for now. Hubby based in Morayfield and at the moment is allowed to bring the 6t truck home. So i need to be weary of what areas allow that to park with us too. Cheers We preferred the Emjay plan and we also felt that we were able to select from a larger range of tiles/carpets/etc. In the end when we compared apples with apples, we felt Emjay was better value and we were able to customise the plan to suit us. Another thing we didn't like about CMA was the double brick as standard, I didn't particularly like how it was just bagged/painted and could still see the double height brick lines. Again we enquired about changing to single height face brick and the cost was substantial. We did find CMA good to deal with though. Ask for references and speak to them. If they are defensive or try to avoid the request, walk. 1 74688 I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending.
