Just wondering if anyone is trying to buy a lot of "Tallawong Heights" in rouse hill/east riverstone:http://www.hillsdirect.com.au/buy-residential-real-estate/vacant-land-lot-1-40-115-tallawong-road-rouse-hill-nsw-11847140241 I am going to put deposit and sign the contract but just worried about the long registration: Agent said 14 to 18 months, but sunset day on the contract says 48 months.Plus the land is still titled with owners name not with the developer. Does anyone have experience of buying land in schofields\rouse hill\riverstone area? What is your opinion? Thanks for your help in advance. Regards Henry Re: Sydney New land released at 115 Tallawong Road near futu 3Nov 16, 2016 5:59 pm Hi Henry, We bought land in Piccadilly estate (riverstone) back in July 2015 with anticipated registration time of 11 months (august 2016) it is now Nov 2016 and civil works still occuring... with registration anticipated for Feb-Mar 17 now. The contract would most likely still be in current land owners name as the developers have purchased the land on an option, meaning it's not theirs yet whilst they await council approval to redevelop the land ( this shouldn't be an issue though in this area, depending on exactly what the developer plans for the site), so the timeframe they have provided sounds about right.... I would actually anticipate longer, ie 18-22 months as registration is taking awhile there. All the best with ur purchase!!! Regards Henry Henry just remember that stamp duty is due within three months of exchange regardless so be prepared to meet the cost of that. Thanks for the info. Cheers Mark Hi Mark, Not always. It depends on when you jump into the buying stage. If you go to Homeworld in Kellyville, there are some builders that have land registered already and are building and others are off the plan. If the developer doesn't market their product or land, then they obviously won't know how much demand there is. Most developers will proceed to registration regardless it's just about timing and when they can get approval from council to subdivide. I bought one of the lots too and we are searching the builder at this moment. do you know where we can get final contour plan as I was unable to get from the agency. Sorry I don't have the final contour plan too, but I want to share some good news with you: Both 111 Tallawong road and 125 Tallawong road are being subdividing for new houses and DAs have been submitted, which means we are going to be surrounded by something and our new houses won't stand in the middle of nowhere. In terms of builder, I am interested in Eden Brae, as they build fast and quality\price are not too bad from what i have been told. Also I will be happy if the land can be settled in Feb....but according to our friends in this forum, 2-3 months delay is normal but of course we don't want that happen to us. I will try my best attend the information meeting in August, Otherwise will ask info from you or the agent. My purpose now is to build for investment, but might move in after the new railway station has been built. What about you?
