It is good to know the development plan for both 111 and 125 Tallawong Road, so most of us can have the building construction at the similar time and then soon there will be a nice living area thereafter. I hope to settle the land in Feb too so we can have building started before raining season and then complete by the end of the year. Also,wish the train line and stations will be completed on time or even earlier, fingers crossed. For the builder, we are considering Mojo Homes and Rawson homes because of their reputation and nice floor plans, of course the building cost is a major issue too. But as it is a sloping land, both of them asked for the final contour plan to figure our the site cost as no one sure how the developer to do with the land slop. Thanks for your advice on Eden Brae, I will have a look at Eden Brae too. We will move in and live there as it will be convenient to have train station nearby and the shops will be there around the station I believe too. Definitely it is a good investment for this place, the value of land already up $200/m2 more in just couple months. It will go much higher after the train station completed. so keep it as long as possible. I will go to the meeting and will be happy to let you know everything if you are unable to attend. Another thing I have to share with you(you might already known) is that the suburb might be renamed to something else: And there are 3 options for us: a. Tallawong b. Whitlam Heights c. Cudgegong Rise (This is definitely my preference as it links our suburb to the new Sydney Metro system) And all of us as land owners can goto name suggestion to fill in forms and feedback our opinions back. 2. From the its details, I can see the developer will create retaining walls. Do you know what is for? for each lot or just for any particular area? Haven't yet started looking for a Builder, waiting for the upcoming Information evening. Now wondering if I could build double garage or not. From council website, the minimum is 12.5m for double garage. Have been visiting builders some say minimum 12.5 and some say no problem. Hi Camper, Welcome to this topic, based on the information we got from the update meeting of this project and other selling projects around 115 Tallawong Road, price is around $1830 to $1967 per square meters in this area. Also depends on the frontage width and distance to the future train station. I am not an agent and no one is paying me any money for promotion of this area but personally I still recommend people to buy in this area as of today because of the potentials, specially lots within 10mins walking distance to the cudgegong road station. Let's mark the price I listed today and compare it with price in the year of 2024 in the future(when the second stage of Sydney Metro Northwest has completed). Guys, unfortunately there have been changes from council's end to merge area 10 and 11, with the proposed name of 'Wran' (behind labor politician). Real Estate Agent and quite few guys have started sending mails and petition against proposed name. If anyone want to do the same PM me so the list of Councillors can be shared.
