Browse Forums Building A New House 1 Oct 20, 2020 6:19 pm Hello All, We have been in the process of getting a contract ready for the last 5 months for a house in Diamond Creek. It's a 30sq house with split level design on a sloped block. We were initially quoted $40k extra site costs (above house package included costs), this has just been bumped up to $60k and another $60k allowance for rock cutting and removal. The houses being built in the area have massive rock excavations. They say the rock cutting/removal allowance is the worse case scenario and will hopefully be less. What are the chances we will see a discount even if the costs are much lower? Is it likely any real savings by them will magically be absorbed into extra profit? I'm sure some builders are more honest than others, but has anyone ever seen a refund from a builder? I don't have exact numbers on how much soil/rock needs to be excavated, but is this site cost number realistic? Thanks in advance Re: $120k site costs in Diamond Creek 2Mar 10, 2021 11:11 am housebuild44 Hello All, We have been in the process of getting a contract ready for the last 5 months for a house in Diamond Creek. Thanks in advance Hi housebuild44 - was wondering whether you ever received any replies or if you progressed with the quote site works and what the outcome of it all was. I'm currently being quoted $150k for site costs (fixed) in which we initially had an allowance of $100k because there is apparently rock beneath the soil. Will admit I was quite naive and sort of walked into this process half-blind, and thought the $100k allowance first quoted would be sufficient. $150k just seems like wayyyy too much, so any light on your experiences would be great! Thanks in advance Hi I have developed a spreadsheet to calculate rock excavation and bulking costs for our business as rock is one of teh hardest items to calculate and we got it wrong a few times. if your'e interested PM and I will email it to you. Obviously the variables will be the hourly rate and carting costs in your area but if you know the area and depth of the area to be excavated it will give you a good guide. cheers S Simeon McGovern Affordable Custom Homes, We design and build to your budget Ashington Homes www.ashingtonhomes.com.au Re: $120k site costs in Diamond Creek 4Sep 09, 2021 6:51 pm SejaeD housebuild44 Hello All, We have been in the process of getting a contract ready for the last 5 months for a house in Diamond Creek. Most of Perth has class A (sandy soil), except for some areas near rivers or hills. 2 12983 Is anyone building with Mojo and have a recent site cost tender 0 15907 Henley should give you some indication of site costs.
