Browse Forums Building A New House 1 Oct 07, 2017 3:08 pm Hi all, Work has just started on my 2 storey, brick veneer build and the volume builder is requesting a variation to the timber framing specified in the contract signed in October 2016. The variation is to go from F17 hardwood to MGP10 pine framing. A supply issue is the reason given and the builder has given assurances of similar quality and cost. Secondly F17 hardwood is far more expensive. The structural engineering sheets do specify F17 grade timber so I'll have to get the builder to justify the downgrade. I'm assuming MGP10 is a cheaper substitute. Is that generally the case? It's not a substitute it's inferior/lesser stress grade timber..chances are it will be non-compliant for its application BTW, only an engineer will be able to tell you that.
