Browse Forums Building A New House 1 Oct 25, 2016 7:10 am Hi everyone, After many months of research we have decided to take the plunge put down the initial deposit on house and land. Super scary yet exciting at the same time!! We have decided to go with Metricons's Metro 32 as it suits our lifestyle needs and is not excessively big for a double story. Here are our initial plans, we have only made a few minor changes -stacker doors to the verandah -bigger verandah -2700 ceilings downstairs & higher doors -reconfigured kitchen island bench -window kitchen splashback -removed wall between dinning & study -bigger ensuite shower Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Not sure yet about the house positioning as thinking maybe 0.5m from the boundary needs to be pushed out to 1m?? Congratulations on the home and land package ? Your floor plan looks great, we really like a lot of Metricon's plans and they have some good facade choices as well. I won't be much help with the boundary, ours is a zero lot and sits 270mm off the boundary, as on the other side we wanted to have as much space as possible so it wouldn't be difficult to get the bobcat etc needed for our pool in.. Looking forward to following your build journey! Where are you building? Thanks Mec, Building in the north Brisbane area We too wanted to maximise the other side so may stick with the 500mm space off the boundary...I guess it makes sense to go zero if we can. Build thread: viewtopic.php?f=31&t=85381#p1630392 Re: Metricon Metro 32 Qld 4Oct 25, 2016 8:59 am Metricon can build a garage right on the boundary, but may charge extra for "tight site provisions" because it's more effort to lay bricks from the inside through the frame, and avoid dropping things onto the neighbours property. This is costed at $970 in our preliminary estimate. Re: Metricon Metro 32 Qld 5Oct 25, 2016 10:25 am Yay you've decided on the Metro 32! We initially wanted to extend the garage to zero boundary to fit our wide cars better but it came to an extra $2500 if I remember correctly and we couldn't afford it. Re: Metricon Metro 32 Qld 6Oct 25, 2016 11:24 am Awesome, another QLD Metricon build. Good luck with everything, hope it all goes smoothly. I'll have to see whats the closest they can build to the boundary before it incurs additional costs. We are building in North Brisbane as well, in Joyner. Metricon Metro 32 Qld 10Oct 30, 2016 6:05 pm Thought I'd get started looking into exterior colours. Here are some ideas thrown together using colorbond colours (shale grey, woodland & surfmist). I realise using colorbond colours is pretty unimaginative as there are so many shades out there but gotta start somewhere right. What program did you use to do your mock up's in? I'm guessing it's -monument roof, widows and pipes, -surfmist cladding -windspray render -Pale coloured bricks Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Though I'm also liking the light coloured roof & grey bricks like this Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Urg! Ours changed quite a bit until we found the combination we liked best. Still struggling with the garage door colour though, not sure whether to go timber look as front door is timber or surfmist.. I'm a fan of brick, I think it's adds interest and some texture. We chose a light roof for energy efficiency reasons, I originally wanted monument. I really like the colour scheme and those grey bricks in your last pic. Haha, think I might need to get creative in paint! Also I'm dreading to think of the upgrade costs for nice bricks so might have to stick with render. Might have to come up with some backup options just in case it's to $$$$$. Who would of thought exterior selections would be more mind boggling than interior lol Inside it's easy, just make it like this and I'll be happy haha....but I would swap caesarstone urban with alpine mist if budget allows Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Build thread: viewtopic.php?f=31&t=85381#p1630392 Metricon Metro 32 Qld 15Nov 18, 2016 11:21 pm Received preliminary plans Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Build thread: viewtopic.php?f=31&t=85381#p1630392 Metricon Metro 32 Qld 16Nov 19, 2016 2:24 pm Nice it's almost like looking at our plans except ours is a mirror image.. we've got garage on the right. Did you have to pay extra for render to the front? Did you have to pay extra for render to the front? We didn't have a choice with the garage side as the developer has set out plans on which side the driveway is on each block. The front render was included in the promotions they had on when we signed up...but had to pay a bit extra as the developer required render extended down the side to the first corner. But not sure if I like the idea of having the whole front rendered....some brick in the facade would be nice. Will you have a mix of brick & render on your build? Did you make the front window bigger? & did they give a reason why it's fixed? Yup we doubled the width of that front window. We were the ones who wanted it fixed. I guess we thought it's safer having it fixed just in case the kids decide to do something crazy.. like squeezing themselves through an open window. So we just decided to use that smaller window on the right, higher up for ventilation. Keen to hear from people in the area who have got KDRB done on whom they got the build from? Looking for recommendations. Thanks 0 21099 Hi all. Anyone know when the $11,000 limit was set in legislation for renovations in QLD?
