My questions pertain to: 1.The front line of your home should be no further than your direct neighbours. Are there any variations to this? 2.Distance from the rear boundary line? Is this a default 5m at the ground level? 3.If our ideal home is less than 500mm longer than our current home, and is within the home/land ratio. Thanks for your help. I think the front set back would be the average so you may be able ot achieve the set back with staggering parts of the design to achieve an overall average. I am in Perth and I believe thats what it is but the R-Codes specify set backs per type of zoning. We are with Camden council and were told by the builder that it has to meet council regs or it will not pass DA. Our back setback is 4m. 900mm from one side fence and 1200mm from other side fence is the closest you can go and there is a certain percentage of your land size that your house cannot go over in regards to floor size. For us it was about 55% ground floor, 35% top floor from memory. If your new house met these guidelines then it wouldn't matter if it is longer than your old house as far as I am aware. So first stop would be their website, & if you're struggling contact them directly. You'll find your front/rear/side setbacks, building heights (including near boundaries), maximum envelope area ratio (what ever it's called). May be all sorts of other requirements, like floor height in flood prone areas, excavation requirements in acid sulphate areas, etc. I wouldn't assume you'll be ok with your rear setback, get the above documentation & have a good read.
