The 2 houses are both from Carlisle Homes, the Embleton 29 and Regent 29 (please see below). The difference in base price is 25k due to one being Affinity range instead of T range, however I have added the essential item I need to the embleton (wide stone benchtops and higher doors, better fascade). The final difference in cost is approx 18k. For the extra 18 cost the main extra i get is extra powder room, butler pantry, an extra living room and a spa bath in ensuite) however due to both being a 29sq homes, they have made the bedrooms smaller (3.0x2.9 for small rooms) and got rid of the WIRs to all other 3 bedrooms. Also they have also made all the other living zones smaller. I like both floorplans however I am likely to sell the house in around 3 years time, and was wondering if the extra powder room, butler pantry and spa will add more than 18k to me value? http://www.carlislehomes.com.au/home-designs/embleton/ http://www.carlislehomes.com.au/home-de ... or-plan/29 Re: Help deciding ! the Embleton 29 and Regent 29 2Oct 24, 2016 4:22 pm I would go for the Regent29 - I do not like shotgun houses where you can see through to the alfresco from the front door, this floorplan has walls/ rooms blocking it off, added privacy - larger laundry is a bonus - the alfresco placement is stunning. opening up to the kitchen and living area is great for entertaining - no hallways or areas that is "wasted space" that will just cost you $$ for heating/cooling. Personally I would find it easier to live in the regent over the embleton, as we are spend majority of our time either in the kitchen or alfresco and I find these are placed better in the regent. With the embleton I feel there is dead space where the space could have been used better.
