Browse Forums Building A New House 1 Dec 09, 2012 9:31 am Well this is the first of what we can only predict will be many many posts by us. This is our forum post about our next step in life. We've often referenced this website and it's resources and thought it was about time we got on here. We're not too great with what to post nor do we have any experience in building, owning, designing or creating anything for property. We do however want what everyone else wants, some place to call our own and be proud of. Who are we? Kay and Ken, a young couple currently living with parents from the northern surrounds of Adelaide. Ken hasn't lived anywhere but with his parents while Kay has lived out of home previously with friends but never as a home owner. We will add to this post when we write up more information to share. It seems a bit weird pouring our dreams on to a website forum but it's just really heart warming and exciting to see so many others doing the same and feeling the passion that we have too! Eventually, and realistically, we came down to two choices of home. Funnily enough by the same builder - they must be doing something right. That and the sales rep offered us a beer and a lollipop from his finest selection out of the jar on his desk. Buying a house makes us grown ups, right? So now the pressure was on to select the foundations of our dream. It came down to two choices from Sterling Homes - The Hamilton 230 or the Lyndhurst. We took a closer look at the Hamilton display home in Freeling, initially just the two of us and then again a week later with the larger family collective. The Hamilton had everything going for it that we liked. It was looking really promising, with mock plans drawn up on potential canvasses (or blocks of land, if you'd like) and big dreams developing for decking and shade sails and grass for our puppies to roam around on. Even still, we thought that we should be fair to both of the homes that we'd had in consideration and give the Lyndhurst a visit. Little did we know this would be the best thing we had decided to do. From here it escalated rather quickly and the Lyndhurst was our new favourite. It was a better shape for the land we found and that only encouraged what already felt right for us. Contracts were signed and a deposit was put on the design and also the block. Settlement passed on the land and the glorious (read: painful, lengthy and frustrating) experience of selections was endured. There were countless visits to the block of land to see if anything had changed, even a new sign showing that the block was sold and who the builder was. More than 6 months has passed since this first started happening and now we are at the stage where we can write it up and have something to show for our patience. As mentioned, we are building the Lyndhurst by Sterling Homes. Haven't really modified this a great deal from what is on the plan. Higher ceilings and pitch and the actual plan is flipped horizontally to fit better on our block. The Lyndhurst is a nice house. One we considered before designing our own to make the most of our block (oriention for solar passive efficiency) and fit with our encumbrances. The display at Lightsview is lovely. All the Sterling display homes I've been through are A1. Re: Leaving the nest - Lyndhurst by Sterling Homes in Adelai 9Jan 19, 2013 8:14 pm Hi everyone. I hope you've all had a safe and enjoyable start to the new year. Sorry about the laziness of posting, we need to learn to put the food down and do something else As promised earlier, here are some snapshots of our selections that we...selected. (To be honest, Kayla selected and I just transported. You know how it is...) We chopped and changed quite a bit with the colours and what would match with what. Quite honestly we think this has been the most stressful part of the build as I'm sure you can all appreciate. Once they're selected, it's tough to change! We don't like that feeling and I didn't like the migraines it gave Kayla. Here is the pallete of colours as a whole: This is the brick colour choice (Oyster) This is the colours up close of what was decided as follows (the photos make the images look a bit more yellow than they really are too): Top left: Benchtops (Amaretto Marquina) Bottom left: Cupboards (Concept Oak) Middle: Window frames (Colourbond Paperbark) Top Right: Roof (Colourbond Monument) Middle right: Panel lift roller doors (Colourbond Paperbark) Bottom right 1: Front render and down piping (Colourbond Paperbark) Bottom right 2: Front door, porch pillar and gables (Colourbond Stone) Wet area tiling (Beaumont Driftsand) Feature tile for wet area (Beaumont Ribbon Charcoal) Kenny & Kayla - Adelaide Follow our build on Instagram First build 2013 - Finished and sold Second build 2018 - Underway Re: Leaving the nest - Lyndhurst by Sterling Homes in Adelai 10Jan 19, 2013 8:49 pm good choice on the driftsand-we picked the same one as well Re: Leaving the nest - Lyndhurst by Sterling Homes in Adelai 11Jan 19, 2013 9:03 pm Cheers! It was a bit awkward when beaumont thought we requested the high grit ones for all of the wet areas. Wouldn't have feet left walking around on that every day! When did you guys sign up? How far along are things for you? Love your brick choice, it's pretty much what DH and I had hoped for too but couldn't source from the brick maker we are using . Never mind. Isn't this forum great? There is so much help out there now. So much more difficult to 'stuff' this up so to speak with all those valuable opinions and experiences available out there Your new home will be lovely. Re: Leaving the nest - Lyndhurst by Sterling Homes in Adelai 14Jan 20, 2013 6:12 pm Hey Serialbuilder, thanks for the message! We signed up in February 2011 so it has been a bit more of a process than we were really hoping for. Everything is signed and were at slab stage now (more to come on that shortly). We've read that a lot of people have trouble with the brick choice in selections and really not finding what they were after. It's a bit weird for us as we walked in and they had the one we were after and in their standard range so was really happy with that. Just one less thing to really stress about hey! We're really enjoying this forum so far. There is just so much to read and learn and the best part has just been looking through the excitement of other people who are doing what they love - building their dreams. There's not enough hours in the day to get through half the stuff on this forum but we'll get there eventually! Thanks for your kind words and for dropping in Will keep a close eye on your progress too! Living at home must have made it so easy for you to save a deposit, good for you. Bet you can't wait to be in your own home though! Do you have an estimated completion date? 1st build: viewtopic.php?f=31&t=59376 *New*-2nd build: viewtopic.php?f=31&t=70324&p=1154282#p1154282 Re: Leaving the nest - Lyndhurst by Sterling Homes in Adelai 16Jan 20, 2013 6:37 pm That's good to hear! At least Kayla feels she has picked something right if someone else is going for something similar haha It was a bit easier living at home to save the deposit. It was always a pipe dream for me to build and own my first home but only very recent to the start of the purchase was it a reality. I guess I was just being a young boy with interest in the latest gadgets and cars so it still had its trials but agreed, presumably a lot easier than what it would be out in the 'real world'. We love my parents dearly and they are great to share a house with but nothing beats independence! As for an estimated completion date, we're going to aim for July 1. That's bound to change but you have to hope, right? We rented for six years, but moved back in with my parents just before our build started so we didn't have to try and time it right with leases, etc. I love them (and having my clothes washed and dinner cooked!), but my god I can't wait for my own space again! Haha! My DH was the same with cars etc...it horrifies me to think the amount we 'wasted' (IMO, probably not yours or his lol) on his toys! I just try not to think about it anymore haha! July 1 is good! We are hoping to be in by say...11 March. We'll see. Can't wait to watch your build progress! 1st build: viewtopic.php?f=31&t=59376 *New*-2nd build: viewtopic.php?f=31&t=70324&p=1154282#p1154282 Re: Leaving the nest - Lyndhurst by Sterling Homes in Adelai 18Jan 20, 2013 8:36 pm Looking forward to seeing some more updates Love the plan of you house and colour choices so far We've been living at home saving and have just got our block up in Mt Barker and are looking at building with Sterling or Statesman at the moment Siteworks 8/11 Slabbed 19/11 Our Thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=65703 Re: Leaving the nest - Lyndhurst by Sterling Homes in Adelai 19Jan 21, 2013 6:35 pm Thanks to everyone who has visited/commented so far. We appreciate support and love sharing our excitement. Here is the update to where were at now. This is what our block looked like for about 12 months while we climbed to the summit of "Paperwork Mountain" and back again. We survived both the run around from the builder and other agencies as well as some serious papercuts The block finally progressed and the builder prepared to get their hiney in to gear. Then came another delay. The site was scraped and was done in time for the slab to be poured by 17/12/12 leaving it to cure over Christmas. Due to "excuses", the slab only went down after Christmas break on 14/01/13. This is currently where we are at. Twiddling our thumbs while the builder is getting the next stage ready and the slab has time to do it's thing. It's all real now and there's certainly no turning back. Not that we want to though!! Hopefully from here on in we have a lot more regular updates.
