Browse Forums Building A New House 1 Oct 17, 2016 8:28 pm Hi all, Hope I'm in the right place, I've been looking into ICF (insulated concrete forms) and might go with this as the choice for exterior walls on my new Qld 2 story home. I would like to compare this method with any other concrete building methods available. I'm set on a concrete home (excuse that pun ) I understand pre-cast panels are going to be cost prohibitive for a house the size I'm building (under 300 sq/m) but I haven't been able to find much info on in-situ concrete walls. Is anyone here familiar with builders that use this for resedential construction? Or any info at all on other methods available? Cheers Re: Concrete home building options 2Oct 17, 2016 9:33 pm Our house is being built out of Hebel, which is Autoclave Aerated Concrete (AAC). Its basically 90mm reinforced aerated concrete cladding screwed to the frame. You can also use it for flooring and internal walls. The flooring product is exceptional as it essentially gives you a suspended slab for less cost. Once the exterior walls are complete, a thin render is applied and I understand that Dulux have worked with CSR to create a special paint and render system called Acratex to cover and protect the joints. Apparently needs to be applied every 10 years (? I think? pls check the web tho) I've posted some info on my blog if you're interested in comparing to ICF. I know that aside from the Hebel Power panel, CSR make a lighter version called Hebel Power panel XL which is only 75mm thick. Having spoken to an installer in SA, He advise me to avoid it and stick to the 90mm. Not many know this but there is also a competitor product on the market to Hebel called Harpro. It has exactly the similar but stronger specifications (e.g. 5mm reo instead of 4mm) and is slightly cheaper as it is made in China in new manufacturing plants there and shipped over to Australia. Due to the size of panel, etc, you can easily use Hebel to build your <300sqm house. I have heard of Hebel I didn't realise it was a concrete material. Thanks for the tip with Harpro. I will look into the Hebel load bearing stuff to compare with ICF Is anyone familiar with in-situ concrete walls, what there relative costs are or how commonly available it is? Re: Concrete home building options 4Oct 20, 2016 10:02 am Hi Blue jay Here are some comparative cost stats on Precast Concrete vs masonry 1. It's too expensive for single storey 2. Break even for for 2 storey 3. 20% cheaper for 3 storeys where Optimum Panel size 10 tonnes, top down construction Main Structural component (85%) cost 150K. It involves a lot of planning and repetitive form use. Thanks for posting. I'm under the impression pre cast panels will be un-feasible for my build due to site access, I have a 25% upward slope, concrete 50m driveway. Which is why I'm exploring in-situ panels (pour on site) are you familiar with this method or can you comment on site access requirements for pre cast. It will be a 2 story home using repetive forms. Thanks Re: Concrete home building options 6Oct 23, 2016 5:01 pm If anybody is aware of any pre-cast / in-situ concrete home designers/builders that service SEQ Gold coast specifically please shoot them my way, looks like this build will be moving ahead sooner than anticipated Standard uninsulated double brick has an R value of around 0.7. An insulated standard 90mm stud timber frame can have an R value of around 2.7.
