I am building Bristol too but 26 sq at Oran park. Where are u building? Re: Building Eden Brae Bristol 31?? 3Oct 16, 2016 8:25 pm We will be doing a knock down rebuild in the Sutherland shire. Are you doing the "all yours" promo upgrades? Making any alterations to the plans/upgrades? Making any alterations to the plans/upgrades? Which promo is that? I signed up about 4 months ago and took a promo worth about $3000... included moniker roof, stone kitchen bench top, and couple of other stuff but I had to do tons of upgrades to reach up to a month where I liked it... Re: Building Eden Brae Bristol 31?? 5Oct 16, 2016 11:58 pm Sounds like the same promo. It's just under $3000 and has something like 23 upgrades...did it include the outdoor alfresco as one of the upgrades? I'm a little confused bc some of the upgrades seem to be standard inclusions?!? What things did you upgrade to the house as a whole? The sales rep told me to estimate only spending 5-10k at home options gallery- I think that seem very low! Thoughts? Good luck with spending 5-10k for upgrades as u will get really tempted to upgrade more. My upgrades were way over my estimated budget. I upgraded bathroom vanity with stone too, 3 coat colour, laminate flooring, upgraded carpet underlay, rainwater tank to slim one of etc..... Re: Building Eden Brae Bristol 31?? 7Oct 17, 2016 7:03 am Yeah I know it seemed an unrealistic figure! I'm thinking of doing laminate flooring too but getting confusing answers in regards to this. Do you receive any credit on this instead of the tiles? At this stage we have already accounted for upgrades including shower downstairs, air con, draws in kitchen, walk in pantry extended... I know I'm being a pain with so many questions but as the Bristol is newer it's hard to find someone also building it! Did you get the alfresco? I will try and help u Re: Building Eden Brae Bristol 31?? 10Oct 17, 2016 10:27 am Hi BuildingBristol31, great to know another EBH KDR in the shire so good luck with your tender/contract. Some of our lessons learned, include allowance for stormwater (we included 5k, final amount is around 7k), increase door and window height we did not do this and kinda regretting that decision. We also forgot to add the porch to the slab. Our site is currently being prepared for slab, massive rock removal work happening at the moment. Kitchen and electrical upgrades are the most expensive so put in allowance in your tender. And I think I read you said you upgraded paint...it just feels never ending and we haven't even truly begun! I'm trying to be pretty strict with the budget but find it so confusing to work out how much to allow above base price because their estimates are a bit allover the place. The sales rep quoted us $600 for drawers in the kitchen. But I'm wary that it could change when we get to hog. Did you go to hog prior to making your selections? Nah, I went to HOG first and got tons of quote and then selected what I wanted... which facade are u getting? Kitchen: the sales rep quoted me $600 for drawers. Is that realistic? We will put overhead cupboards in. And are extending the walk in pantry. Electrical: truthfully worries me- it could be endless and I know the costs in this area are high. Any advice from someone ahead of us? We are thinking of getting the wiring done so we can install downlights later. How big a rock excavation? We have a bit of rock but I have family in the geology industry and reckons it won't be a problem. BUT I feel like they'll still hit me up for more! Did you have to get your slab upgraded as a result? Can I ask (you obviously don't have to answer) how much you allowed for site costs and whether that is accurate? Any advice dealing with Eden brae in the shire? We're council fees etc accurate? Any council issues? Before having to actually decide. We think we will go the standard facade bc we can prob get family to render part of it after lock up. Site costs are ourbig worry so we need to cut costs elsewhere. We are concerned that the Bristol starts off at the lower end of the market but the cost will quickly escalate! I had to put H class slab because of saline soil and my site cost were around 40k... if they hit rock they will absorb the cost... you will find out about these in ur tender after the sir survey... My sales rep has quoted us a minimum for 15k for rock excavation. So was yours identified from the original site inspection? Or geo report? We've also been quoted... 20k standard site costs. 18k additional site costs. $6800 for working in the shire. $3000 for manual handling. Whereabouts in the shire are you? Is it particularly rocky? Our block is pretty standard old fibro on decent gentle sloping yard. I am in Oran park... done with all the admin work and will be in production in November... Re: Building Eden Brae Bristol 31?? 18Oct 17, 2016 2:28 pm My additional site cost is 27k - that included traffic control (biggest 11k), power pole, rock removal, spoil removal. Our site is sloping to the rear, when top soil was removed we then realised we are sitting on bedrocks, nearly covering 2/3 of our lot. Good thing that rock excavation/removal is fixed cost with EBH. Drawers cost - here are examples -- 3 banks of drawers, soft close and include 1 utensil & 2 medium drawers -$706 2 pot drawers - $471 council - we had a bad experience but...every development is different, you can be lucky. we ended up changing our plan and went via CDC.
