We are trying to work out how much to leave for extra inclusions (how long is a piece of string!), but many of your inclusions are what we would go for. Teva Starting price was $313,900 and Our contract price (including any post contract variations) came in at approx $442,000.00 - this doesn't include flooring which is being done externally and we've paid the electrician an additional $2500 to add in extra lights & install our fans & pendants. There were some pretty big expenses in there with extensions of rumpus & alfresco, kitting out butlers, water tank, driveway, concreting of alfresco, spa to ensuite, kitchen stone upgrade for island, ceiling height increase, changed all appliances for kitchen, cabinetry to laundry, air con with extra zones and Skyfi controller. They were pretty much the big ticket items, but all the little stuff adds up quickly! In hindsight we could have saved quite a bit of money doing some things like driveway & alfresco concreting after handover, but it seemed easy to P to do it. We also had quite a number of credits for deleting items and a credit for switching from another builder, this and to approx $4000. Henley said NO to us at any cost. may be due to Framing/beams/Vents? The cornerless stacker was included as part of our house plan, originally it was a timber stacker included, but we "downgraded" to the aluminium and got a credit. I was really disappointed not to get the timber, but you can only screen them on the inside and we didn't want that. We found flooring with plantation to be quite expensive, we are doing it after handover and it's costing about $16K including installation.
