Browse Forums Building A New House Re: Building With AllCastle Homes 62May 24, 2018 4:19 pm LevaneT I also like to share my experiences with ACH so far. It has been smooth. Slab completed and frame windows delivered. Once they finish a milestone, photo and status will upload to portal so I can see the progress. Houspect inspected the slab no major issues only the step down to garage/Afresco is 60mm instead of 75mm. AC co-ordinator will inform what next to be done and I am now up to choosing tile and getting gas connect. Timl's bathroom tile is nice and that must an upgrade colour. Thanks Tara for the main bathroom photo, so it is what looks like as the display home only have the upgraded free standing bath. First time to see it. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Yes that was an upgrade. I'd have to say, the tile upgrades through Beautiful Tiles were fairly reasonable. Not the cheapest but still, we were able to upgrade every tile area for about $3500. Re: Building With AllCastle Homes 63May 24, 2018 5:27 pm Was that floor to ceiling height through your bathrooms ?? #Timl Re: Building With AllCastle Homes 65May 26, 2018 8:01 pm timl Thanks Tara. Yes we did the bathroom upgrade for the layout but ended up having a built in bath instead of the free standing one. They replaced it with a large 1700 bath and the end result looks good. One thing with windows in the bathroom that we didn't notice was that the sliding panel was on the right. This meant that, despite the glass being dappled, the open part of the window would have looked straight in to where people get out of the shower. We were able to get the panes swapped so that the sliding panel is in the corner and is much more private now. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Looks great. We didn't upgrade anything in the bathrooms. At least your window is accessible to open and close. In hindsight, I would have preferred 2 smaller windows that were high (one above bath and one in shower). Where is your bath tap? I can see the spout. I find it annoying that they didn't put them next to each other. Re: Building With AllCastle Homes 68Apr 05, 2019 8:48 pm oppsssssss, just realized Ultra stormwater drainage is another money sucker we need concern, we just planned to build a Grandworth 38.7, what we planned for the build, upgrade and rent is around $550 in total....it looks like it won‘t be enough now... Re: Building With AllCastle Homes 69Apr 15, 2019 2:57 pm Does anyone have experience building in the guildford area? Re: Building With AllCastle Homes 70Apr 15, 2019 3:58 pm sodapop Hi All, We are in the final stages of choosing a builder to go with and are pretty set on AllCastle Homes. There doesn't seem to be as many threads about AllCastle on this forum, compared to other builders, even though they do have quite a number of display homes at Kellyville at the like (i.e. they don't seem to be the smallest builder around). Who else is building with AllCastle? What house did you select? And how has the process been? It would be great to start a thread so we can help one another out/follow each others journey. I choose Grandworth 36. Here is my honest experience; their houses look spacious and less expensive in the beginning. Once you sign, different variations will be introduced one by one until you finish. Inclusions are poor quality and if you want to upgrade their price would be double than the retail price, the end product will be very close to high-end builders. Overall build quality would be below standard but they have done PhD how to rip off the customers. I am sure you'll realise it yourself if you still go with them. Re: Building With AllCastle Homes 71Apr 15, 2019 4:04 pm Herre oppsssssss, just realized Ultra stormwater drainage is another money sucker we need concern, we just planned to build a Grandworth 38.7, what we planned for the build, upgrade and rent is around $550 in total....it looks like it won‘t be enough now... Their houses seem less expensive from their competition, but the end product would be close to others but with low quality. They'll introduce you variations one by one, by the time it'll not be possible for you to pull out. Overall inclusions are outdated with poor quality structure. This was my experience. Re: Building With AllCastle Homes 73Apr 16, 2019 12:41 am They will not tell you variations until you sign with 5% deposit, giving you the reason we do know exactly but it may not much (typical marketing tactics). You will be briefed with full confidence that what you see in the display home you'll get "SAME TYPE" in your home because the display home was built quite some before. Their "SAME TYPE" inclusions would be outdated and low quality. For good resale value and enjoy your dream home when you choose to upgrade, each item cost would be almost 3 times higher from the market retail price. This is the first set of variation and cost you a couple of thousands. Others few in my case: - On the slab, Extra peering under the slab and soil removal cost - you should measure one by one hole - Stormwater plan - Adding drain outlets in your yard - No Sarking ( a sheet under the roof tiles and in the walls) When you add up above costs, in the reality that is a difference from the good builders. I regret to build my house with them. This is a just beginning. There would be more variation on color and sanitary selection. Few thousands more on slab. The final product would be poor quality and total price might be higher than other good builders. We had paid for Clarendon for a tender and the experience is there worse where they are extremely pushy and only had one chance at the contract appointment to make some changes etc . With all castle , plan consultation was half day and contract another day . You never going to get the same quality inclusions as the display whilst paying for the base home price and that’s standard across the industry. My observation in concord where lots of homes are being build by masterton , Metricon , Clarendon and AC , all castle were quick and more organised compares to any one of them . Re: Building With AllCastle Homes 78Apr 16, 2019 7:46 am The sales person did tell us the display home included lots of extra additions and gave us the price list of the items to consider, such as the glass balustrade staircase upgrade added up to 10k. They are not pushy during the sales process and it is up to you to ask and think about variations. Some of the items such as lock , door handles , towel racks etc you can probably do it yourself with better quality and much cheaper. Tiles, carpet, bricks upgrade all cost extra but I think other builders do the same. Items I don't like I overlook that the master ensuite shower got no glass panel and water spill out easily. cheap chrome plate door hinges, I would prefer stainless steel Doors thickness are 3.5cm, should have upgrade a more solid door to the garage Re: Building With AllCastle Homes 79Apr 16, 2019 9:40 am LevaneT The sales person did tell us the display home included lots of extra additions and gave us the price list of the items to consider, such as the glass balustrade staircase upgrade added up to 10k. We have signed mid range built contract but identified that a lot of things are not included.… 0 1282 Was the offer also on their website?
