Check if you have a storm water connection in yr property. I still haven't got my storm water construction cost yet. Design done and approved. You can order the storm water and catchment private easement map for your property from council. $30. If you need OSD then will cost more. Can everyone share how long before you needed to start building with AC ?? We plan to build in 6 to 9 months time using their fixed price tender guarantee, can we still go through the works and only hand the land over when we are ready before the construction day ? Everything u request from council there is a fee attached to it. I think 6-8 months is reasonable. Having said that my tender is in the beginning of the year and still not yet confirm the commence date. Stan Re: Building With AllCastle Homes 27Sep 05, 2017 3:53 pm I think most builder, can't tell u the cost up front. you pay 900 - 1.5k to do site survey, they issue u a tender, house drawing with tender expiry date for price increase, get you to do external colour selection ( you will pay again for this ) then you need to get someone do the hydraulic design ( they will give u a contact ). then you need to deal with the storm drainage issue. Which took me 2-3 months 1), locate council easement 2) ask if council allow to drain to it 3) if it is on neighbour property then need to get neighbour consent, if yr property on high side you may able to drain to kerb 4) pay someone to locate the pipe to finish the design drawing. 5) also think about where to put the huge water tank. 5k-10k Liter tank. Project home companies are big corporation i.e. each staffs work on its specific area and only able to answer what they good at. Sale person promise u everything can be done, drawing person only know about layout the house, you need to talk to hydraulic eng for drainage issue, colour person will recommend u what is the popular choice of colour. Planning to build I feel like it is a full time job. This is still the cheaper option . I have gon through s149 and also flood zone etc . I don't think my house is in any danger of flooding etc and is in zone two of the storm drianage.. still tying to figure whT the document means but feeling positive as day goes by. The only unknown is drainage, sewage whether it is in the zone of influence, site cost. Other aspects they can handle it well because it is standard routine to them. Yes 149 section 7A will tell if it is a flood control zone. ( bear in mind not just because you are in high land then is not affected, Macquaire centre is in flood zone.) This promo seems to be the same as previous one but includes the ultra infinity pack at no extra cost.. I have noticed AC JACKED up the base price for geandworth Newbury mkII BY $6000 too ! Be interesting if they will charge us for it when we signed right before end of august but the tender fee only charged on 1st of Sept ( I wonder why ) Also visited their head office to suss out the selection style.. seems to be on par with Clarendons life style studio which is good to see. I either missed it or they don't have any tiling section which is a bit odd.. The block slopes front to back about 1.2m over 10mtrs then levels off. All Castle came and had a look and said they would build, we still have to Neg the contract for the Grand Newbury 37Mk11 but was trying to get a decent estimate. Base Price is $387,000 and we have been told to allow $50 - $60k in site cost because of the slope. I know its dependent on the upgrades but we have budgeted a all in price of $650k to Knock down and build and a contingency of $40k Do you think this is a feasible price or are we dreaming,? Base House $387,000 Site Cost $60,000 Knock Dwn $25,000 Da Cost $25,000 Total $497,000 leaves us $153,000 for upgrades / front fence and minor landscaping Hi, we built with ACH and in the Ryde area and moved in six months ago. Be very careful with a sloping block and building with any high volume builder. Most of the high volume builders will only build on a slab, where as with a slope block, you might be better building on piers and having it designed by an architect. Some of the houses are so high or so low that access to the garage is very difficult and looks strange. Unfortunately, they will keep putting the prices up every six months and they will have no problem telling you this to pressure you. The other costs we incurred were for additional piering, additional drop edge beams, removal of 3 trucks of soil, plumbing cost to connect water from property to the street (this is the owner's cost), hydraulics engineer. If for some reason you are in a Flood Zone, you will be required by Ryde Council to substantially raise the height of your home. You need to ask the builder to show you, at your place, where your floor level will be. We are not in a flood zone, but our house was raised more than we knew. I wish we had asked someone to come out and show us exactly where the floor level was going to be before we signed off on the plans. If your house has to be raised, the cost will be significant due to drop edge beams, piering and additional landscaping. AC leave this to the owner to deal with the hydraulic engineer. You have to pay for the design. Rainwater tank can be use for the purpose and will end up bigger capacitive tanks, My one is 10K litre sit on the backyard. Decisions decisions Stan Hi, yes we had the Easybuild package which included the higher ceilings. I think it's 2.6m. We have the double stacker doors in the back, but the height of those doors are standard. The other internal doors are higher. We also opted to go for the front door lower than the one that came with the package. The reason was that I didn't want the taller front door was because it was mainly made of glass. All the tall doors in their range were mainly glass. We got the solid timber door, same width, I think it's 2100 high but with the 4 glass panels in it. We used Ezy Hydraulic and I actually found him very good and very quick. Thankfully we didn't need the onsite dentention. That way it freed up one side completely for us. We are lucky though as we have 2 metres on one side and over 3 metres on the other side. We had to come in 3 metres from one side as we are on a corner block and also required to have the side articulated which cost around another $4,000.
