Browse Forums Building A New House 1 Oct 13, 2016 12:20 pm Hello everyone, We're finally, after approx. 6 months of adding our own touches, finalizing our house drawings today with contract and electrical appointment on 18/10/16. This is our first home in AU, having moved here from NZ in 2012 with my husband, mother and 5 boys. We've sold up in NZ and am happy we can buy our own home here. Exciting part is that we're not just buying...we are BUILDING! This is our first ever build and I am blown away by what is involved and have found this forum EXTREMELY helpful. There are many things I would never have thought of, and would have taken for granted it would already be included. The first time we saw a Henley home was in April 2016 at Woodlea Estate (VIC, Melb). To be honest I had hardly heard of Henley, and was going to Woodlea to take a look at Carlisle and Porter Davis... I dragged my husband and two of my boys along. I found PD and Carlisle from surfing on the net. Henley display homes (and staff) were very homely, warm and inviting. The 50 year structural guarantee, floor plan designs and $value is what won me over. Why the Palace Lux Q1 5BR - it was the number and size of bedrooms on the top floor with reasonable $ !! The bonus was the size of the bathrooms, and the ability to convert living areas downstairs to two bedrooms and two bathrooms (one was an ensuite and the other was a guest) . This meant all my children and my mother, would have a room of their own, AND BIG rooms. We won't know ourselves! Another big change is the location of the house - we have secured land in Melton South, West Melbourne. Approx 65km from where we live now. We are currently based in East Melbourne (renting). The block is fairly flat and even at 16m x 35m (562sqm) costing $186k with $10k rebate at settlement which we are putting towards our deposit. We are waiting for final drawings today so will post them up soon. Will also post up our changes and upgrades as they come to almost $200k above the base price (including $19k site costs). House is 436sqm, approx. 47 squares. Land was to title Dec 2016, construction is only just starting this month so expecting to title March 2017??? Would love to know if anyone else is building out Melton South or Henley?? I have seen a lot of house being built on this side of Melbourne but no Henley signs. This cost $1800, yes we went with the cheapest option as we were excited just to have a big house and were trying not to over extend ourselves financially. Garage door removed and replaced by boutique glass stacking doors.
We've also put in double door entry (2 x 720 wide x 2040 height). 720 was the widest we could go. Decided not to go with increased height option. We lost one of the fixed windows in the stairwell due to adding on a large laundry room behind home office and butlers pantry, impacting height of the roof. This side is west facing. The family room windows have been parted and reduced to fit a gas fireplace in the middle. Raised height of windows in family and dining room in line of alfresco doors to 2400. Have extended the back of house in line with grand alfresco being approx 1.7m. Also added in another window on bed 4 on top floor as room is now huge. This side is east facing.

We've added a fixed highlight window in bed 5 at top floor, changed the theatre window to a bedroom window being on ground floor next to HWS. The laundry door was on this side but has been relocated to the south side and enlargened. This was to make way for the ensuite next to bedroom for my mum.
