Depends who your inspector is. The guidance from my inspector is that it should be after PCI and as close to handover as possible (essentially so that they've had a chance to fix anything identified at PCI). But Rawson have been pretty good so far, we did completely miss our front door though which Rawson admitted was their mistake because they made us go through the whole list of display home upgrades and select yes/no and sign it at pre-sales and that was added to our job and it showed we selected yes I'm glad you enjoyed the blog, its exciting we have enough things that we can make a blog now! Things are progressing pretty well with Rawson, they only just re-sited the home plans now that they were able to do the contours since the land works finally finished and we came in a fairly significant amount under the expected site costs which we're really please about. It means no more split level, no more 500mm drop in the garage and only drop edge beams on the one side of the house. Hopefully plans are submitted to the council this month! All I know is that we needed to upgrade our insulation in the walls and ceiling to pass BASIX (R5.0 for ceilings, R2.7 external walls). So my expectation is that it would improve thermal efficiency, but I don't know by how much. Looking to upgrade? Hi AJW, I actually spoke to a builder from another company (at an event, so quite random). I asked him about it and the 3.5 & 2 R values were very good and not to worry. By adding more and 'squeezing' insulation into the wall could actually make it less effective as it loses it's designed ability so he said not to worry. If they need to be hardwired then better to get Rawsons to do it. But if just connect to a baton fitting then not much point. 3. Get them to put in external PowerPoints and any lights sensors you want now. Far easier especially if double story. 4. Yes sensor outside garage is a must IMO. 5. No a Hills box is not required. That said this day and age you need some data cabling (contrary to what many say WiFI doesn’t do it all). And even with wifi you need somewhere to terminate it. Can just be a small patch area with standard data sockets or a hub. Just depends. 6. Depends where. Cooler in kitchens etc and warmer in living area. I have M-Elec D13 multis that were installed by Rawsons that have a switch so you can choose. They are pretty good. 7. Double story for sure get a pre wire or if you want outlets on internal walls. As to what it depends on where you live. And you don’t get a choice of sat or cable. If you are in cable area it is a given it will be cable. That will also more than likely be your NBN. But no cable then it will be satellite. 8. Ther are cheaper video intercoms but doing afterwards is harder to do. So $1350 is at the upper end of what I would pay. I read this a fair bit on blogs, and homeone before we did our build.. we put a couple of batten points, so we can change it to a pendent layer, and it cost $55 to rawson, and after chatting to the sparky yesterday, he charges $80 for him to install, so all up it will cost me $135 per light to not have it done through rawson (the same with ceiling fans) - you then have the additional cost of the ceiling fan.. so it is probably worth looking at the price of pendents, and comparing it to rawsons price. I know rawson in newcastle use becon lighting as their suppler , so probably worth finding out the supplier they use for you so you can compare apples to apples. 2.do not get a swan system. get rawson to run data to where you want the cameras (I got them to run cat6, but cat5e would be fine), and get them terminated at where you want your NVR/monitor/mouse to be. you can have them ran back to where you have all your network points to be, but may not suite.. I have put 4mp hikvision cameras around my place. 3. external junction boxes are just a box that electrical cable gets ran to so you can install your own lighting afterwards. if you have a 2 story house rawson will run a JB to your external doors (if single story you will get a batten fitting) 4. personal choice... I personally don't like them.. no point having them turning on using electricitiy at any form of movement. our neighbours have them, and they turn on everytime someone drives past their house. we will just turn an external light on if we are expecting someone. 5. I asked for it to be removed before the tender, I was told I couldn't, and I would need to speak to the Rawson Newcastle CEO, I did, and he was a complete idiot, and I had to argue black and blue for it to be removed. it was by far the worse thing I experienced during the whole build. in the end I got what I wanted (no hills home hub). i know others have got rid of theirs with no problem. 6. warm in bedrooms, cool in hallway and living. 7. sorry, cant help, never have, never will have foxtel. 8. I really dont get video intercoms. I am sure they are good in some circumstances if you have a gate at your driveway, and have it wired to there, or if you are super paranoid and never answer the door to anyone. but for a general residential purpose, I would never answer and talk to the person at the front door, when it would be quicker to just walk to the door and answer it. We got $475 back for deleting our audio intercom, and I just put in a $22 battery door bell on the weekend, that has multiple chimes, and can be heard anywhere in the house. if you are keen on getting video, maybe look at something like ring (https://ring.com/) -if it needs wiring, just get rawson to do that. They need to be properly pointed and the sensitivity adjusted. Mine only turn on if someone walks up to MY front door or gets half way up my driveway. Though yes my neighbours turns on if I walk down the side of the house between us but that’s because theirs is too sensitive and not correctly aligned. And not everyone can turn a light on before they go out (knowing they coming back before dark) or before they expect someone. Don't get the halogen spot light ones Rawson supply from beacon. They are crap. 1 year in and my ones are faded and look very ordinary now. Think about putting a power point in your alfresco and either side of your house and maybe one near the front in case you like to use 240v blowers and or mowers. You'll get a double point where your tank is, along with the gas hot water unit so keep that in mind when your thinking about where to put them. 4. Are Sensor lights good to have above garage? I know they do the hills hub but keen to know whether they install the external nbn utility box and/or the internal NTD/connection box or whether these will be a job for nbnco when I connect with a provider. Re: Rawson Homes - General Thread 420Nov 15, 2017 8:12 am NBN installs that stuff (assuming you are in an NBN fibre area). NBN do have a preinstall program where you can ask the builder to ask NBN to install before you move in. But you need to initiate that and someone needs to be there to let them in. Rawson was ok for me with that, they organised the lot but our NBN is slightly different to standard as our NTD is outdoors installed in a meter type box. So NBN could do that without someone being home. If you are in a NBN fibre to the node or cable area then different story. Oh our install was different because our estate startered our as Transact rather than NBN, NBN brought their fibre network a few years back but Transact had to finish off the estate. So the estate is done to different install standards and Transacts install standard was outdoor NTD. Must admit I like it and am not sure why NBN doesn’t do that as the standard method for new estates. Would be hard as retrofit of course.
