Thank you all so much for your so valuable information in the blog. At this stage I found Rawson has put a huge amount in site-cost related PA items (about 40k). They have also mentioned this amount will be charged with 20% on top of the cost when the actual work is done. Can anyone tell me if they provide receipt with complete breakdown of the cost to charge us against the PA element? Otherwise we have no way to verify why this huge amount is charged. There are a few changes to make, just simple things like we wanted timber throughout the living areas and they have tiles in some bits and timber in others, and we want Colourbond but they have concrete tiles. No rush though, our land in Cameron Grove estate still isn't even registered! The thing I am most torn on is the driveway. Should we get Rawson to do it, or a third party? We want other concreting done anyway - paths down the side of the house - and I suspect it would be cheaper to get a third party to do the lot. BUT if Rawson does the driveway it will be included in the mortgage rather than using our cash, and it would mean we could move straight in after handover instead of having to wait another week or so while we get that done. I know this has probably been asked a thousand times before! Thanks. What was your experience? Rawson will not provide you with a receipt. However, you can ask for a breakdown. Site cost requirements normally consist of piering allowance, H2 slab, sewer pegout, driveway layback, stepdown/drop edge beams, salinity, fibre optic, etc. Ask them to give you an itemised report for your Provisional Allowance. From memory we did get our piering allowance credited back to us because they didn't end up needing them. Make sure that all the changes you made are incorporated into your tender, your drawings and your variations. If it's not on the list, it won't be on the house. 2. Don't assume you can get things cheaper after the handover. Maybe you can get a quote from a concreter for all the things you want to get done before you have your plan presentation. The main 2 PA are stormwater management -20k, Traffic control - 10k, and few smaller ones of 2k-4k each. The site has very gentle (less than 1m total in 37m) slope going up from street. I don't understand why so much money is needed for these work, and how we can be sure the amount is actually used? We've got bulkheads & feature wall missing from the house, incorrect sink mixer installed... and they're all in the plans An accurate & detailed tender is crucial for holding the builder accountable for missing/forgotten/incorrect items later on. You live in a quiet street, so what's the traffic control for? Ask them to give you an detailed explanation for each PA items. $20k for stormwater management? Are they gonna build a dam or something? Also double check with your local council if Rawson happens to use "council requirements" as their explanation. They make lots of mistakes in Tender and they don't accept their mistakes and instead of correcting, they keep silent for days. Bit of an attitude issue here, is this first impression giving me the idea of the pain ahead? For instance, I requested the following amendments and they knocked me back with no time. R1. Increase liquidated damage to $100/working day from $40/working day in Schedule 1 "Liquidated damage" Because I need to pay at least $600/week to rent a 3 bedroom house in my suburb and the bottom line for me is “Liquidated damage” should cover my rent lose. R2. Remove special condition #8 – I can’t accept this as it’s unfair for owner to pay anything in case Builder breach the contract. Appreciate your reply. Thx. We had noticed something in between that the porch is not waterproof due to the balcony deck having timber flooring and gaps in between. So porch might get wet when it rains?? Have you guys done something for this? Any change in the balcony plan? Is this a concern? Appreciate your help on this. Thanks, Neetha guess that might be the downside of the really nice facade. the only thing I could think of is getting it tiled outside, but that would increase the cost a fair bit... The façade and windows look great. sadly the photo is a little deceptive. our neighbours behind us have a 3500sqm block, and they get to back onto the bushland (and have the BAL that goes with it) but thankfully, they have an asset protection zone behind us, so their house cant go behind ours. Thanks, Neetha I'm sure I have read somewhere that Rawson will not tile balconies at all so your only option is decking.... .
