Browse Forums Building A New House Re: Rawson Homes - General Thread 41Nov 29, 2016 8:45 am Has anyone had any experience with changing standard cladding with Rawson? We are building Balmoral with Trend facade which comes with Axon (vertical) cladding. Wife prefers horizontal so we asked to change to Stria - which from a quick Google search is cheaper. Rawson came back and are charging us $1200 for using the cheaper material - which makes absolutely no sense. Both are standard materials which they use routinely on their builds. I would suggest you ask Rawson to explain/justify their pricing and make sure you are credited with the things you take out (Axon for Stria). That depends on your land: slope gradient, type of soil, how much they have to go down for a solid footing. We have a 1.5m fall across our building platform and Rawson had a $1000 provision for extra pierings but they didn't end up using it and we got it back as a credit. I imagine the tradies are preparing for Christmas and it might be that little bit harder to find. Have your bricks finished? Roof tiles delivered? Out of curiosity, how long did it take roughly between when you received your final drawings (i.e. those received after plan presentation) and the slab being poured? I imagine internal selections are doing while the plans are being submitted to council for review? Final plans were signed off in July, DA approval was given in mid August, land excavated end of Sept, and slab was poured in early October. We did our colours last year while we were waiting for land to register. Re: Rawson Homes - General Thread 49Dec 09, 2016 10:44 am Bricklaying was definitely the slowest part of our build, though it was faster at our place than at many others. I think we were a bit over a month from first to last brick. We got a new SS not long after that and things sped right up, which I think was probably a combo of better SS and bricks being finished. Re: Rawson Homes - General Thread 50Dec 13, 2016 3:16 pm Hi Morningstar, I've just started to reading this forum and find how valuable information and experience people sharing while building their home with Rawson. We are building Benham 30- after long pre-construction admin process finally our site is ready for construction - get a message from SS yesterday that site is levelled and concretor due end of week. Just wondering should we need an Independent Inspection to verify their quality of work or it would be done by certifier so that we don't need to spend money or is it just waste of money anyway- are Rawson provide details work with report on each stage what works have been performed. We have been charged $4200 for H2 Slab and $1000 for strengthening Pier work. I'wd appreciate your experience what should we need to do or just relax and sit down. We didn't do an inspection at slab stage (slab is still visible at pre-lining anyway). I'm waiting for my final plans after the tender presentation, but was hoping to start looking at display homes to get an idea of colours and tile choices and would like to take advantage of the quieter Christmas period to start making decisions while the plans are being drawn. Is there anything you guys would recommend that I try to lock-in or decide earlier? We had a fairly clear idea of what we wanted. My one piece of advice is to really, really think about your kitchen. We got very little guidance and felt rushed through. There are things we would have done differently if we'd known. If possible, I'd ask to do the kitchen plan direct with Elba instead of Rawson's people. Did you have reasonable input into the design of the kitchen? E.g. the placement and heights etc. of all the cupboards? For some reason I thought that the consultation would be with Elba (not sure where I got that idea from) as opposed to Rawson who I would've thought wouldn't have as much expertise in the design, engineering and drafting of a kitchen. I'm a little worried that the colour and electrical appointments would be appointments to "confirm" as opposed to walk through the options. I know you said you spent the better part of the day there - I imagine they sit down with you and go through options thqt you may not have thought of? I'll still have colours and selections in mind - I just think it would be more value adding if I've been guided through so that at least I walk out of there knowing I've considered everything. We'd already marked up our plan with the location of lights / power points but our consultant had lots of good suggestions and stepped us through the process in a very structured and thorough way, including offering options and upgrades. Colours appointment, truthfully, was pretty disappointing. The consultant basically just ticked whatever we said. We were hoping for some kitchen ideas but got none. In fact, our kitchen plans had to be changed after construction had already started due to a whole saga around incorrect information about what was and was not standard. Maybe the process has changed and the kitchen appointment is direct with Elba now - it's been a year since our appointment. Electrical appointment great, we had had marked up everything we wanted and the consultant was great in offering suggestions. Colours appointment was way too rushed. We knew mostly what we wanted but we're not 'offered' advice really if that makes sense....... Kitchen was just rushed through, if you don't know what you want, alternatives are really not offered. Our consultant seemed like she just wanted to get us out of there as quick as she could. I'm sure she would have just ticked the standard option for every single thing if she could have. I often wonder how many additional upgrades we'd have taken with a better consultant. I went in ready to be convinced but the only upgrades we got were the ones we asked for. At our tender presentation, plan review, exterior selections and electrical we got heaps of great ideas. Which makes me think our colours experience was probably more about the individual than the process.
